Role Purpose

The Associate Director role is responsible for the management and delivery of valuations and reporting for assets within their scope of expertise. On more complex assignments, the role will work with oversight and support from senior colleagues. The role will have accountability for the quality of the work delivered by other members of the team in London and Hyderabad.

Key Responsibilities

  • Conduct valuation and advisory work for loan security, financial reporting, fund reporting, strategic advice and investment purposes.
  • Contributing to, and taking on the day-to-day management of, valuations across a broad range of asset types in the UK, including development sites, investment portfolios and single assets.
  • Support with business development through participation in initiatives, building relationships with contemporaries in client organisations and attending networking events.
  • Close liaison with clients ensuring high quality advice is consistently delivered and maintaining strong relationships.
  • Collaborate with senior members of the team on RFPs and pitch activities.
  • Collaborate with other members of the London and Hyderabad Valuation team on the valuation process and take accountability for the quality control of their work.
  • Work with the Service Delivery team on the quality of Valuation work delivered.
  • QRM compliance, sign off conflict checks and manage ClientIQ opportunity records up to execution.
  • Conduct physical property inspections and supervise and review output of inspections conducted by junior members of the team.
  • Review and approve comparable data.
  • Perform valuation modelling (including DCF modelling), calculations and sensitivity analysis.
  • Draft both one-off & regular valuation reports, peer reviews for senior sign off & commentary on changes since last valuation period and download hedules.
  • Validate reports and ensure quality control.
  • Drive and execute enhanced client reporting e.g. templates, SharePoint, dashboards etc.
  • Complete 'activate' set up in TOPS2.
  • Help with revenue recognition and provide necessary paperwork.
  • Gather and share relevant market intelligence.
  • Support with other value add tasks and internal initiatives for innovation and improvement.
  • Train and mentor more junior members of the team and manage a small team of junior Valuers (where applicable).
  • Peer-group engagement with the wider CBRE Living network and other business lines such as Capital Markets and Funding, Development Agency, Planning and Building Consultancy.

Person Specification/Requirements

  • Bachelor's degree or higher in Real Estate, Surveying, or a related field.
  • MRICS qualified or equivalent, with a minimum of 4 years post qualified experience.
  • Proven experience of managing client accounts.
  • Proven knowledge of property valuation methodologies and techniques.
  • Proficiency in using valuation software and tools, such as Argus Enterprise & Developer and Excel.
  • Strong understanding of property market trends and factors influencing property values.
  • Strong knowledge of relevant regulations and standards in property valuation.
  • Proven ability to work collaboratively in a team and support junior valuers but also able to operate autonomously in an efficient and productive manner.
  • Strong written and verbal communication skills, enabling the development of good relationships with both clients and colleagues.
  • Strong analytical skills with high attention to detail.
  • Ability to prioritise tasks, delegate where appropriate and meet deadlines.
  • Enjoys working under pressure in a fast paced, dynamic environment.
  • Valid UK driving licence - if applicable.
