Transactional Counsel (Estates)

Vision: To be the UK's leading digital infrastructure partner, enabling a fully connected future
Mission: Deliver reliable, high quality site access, infrastructure and services that support our customers' evolving connectivity needs.

For almost two decades, Cornerstone's infrastructure has quietly supported the UK's mobile networks. Whilst we continue to strengthen that foundation and extend its reach, we're in an exciting period of acceleration and transformation that will see us enable more connectivity and compute to more communities and industries across the UK.

The Role
To support the transactional arm of the Legal & Compliance team, delivering a high volume of property transactions that enable Cornerstone's Estates programmes and wider business objectives.
This role combines hands-on legal delivery with stakeholder management and continuous improvement, providing dedicated legal support across a range of telecoms property transactions including Code Agreements, leases, licences and freehold acquisitions. Working closely with the Estates team and reporting into the Senior Property Counsel, you'll take ownership of transactions from instruction through to completion, helping to ensure efficient, commercially focused and high-quality legal delivery.

Why This Role Matters
This is an exciting opportunity to join a high-performing Legal & Compliance team at the heart of Cornerstone's ongoing growth and transformation. As demand for digital infrastructure continues to increase, the ability to secure and manage property rights efficiently is critical to enabling connectivity across the UK.

This role plays a key part in supporting the delivery of Cornerstone's Estates programmes, ensuring transactions progress smoothly, risks are appropriately managed and commercial objectives are achieved. It offers the chance to develop specialist expertise in telecoms property law while working on high-volume, business-critical transactions that have a direct impact on the success of the organisation

For someone who enjoys combining technical legal expertise with commercial awareness and operational delivery, this role offers both variety and the opportunity to make a meaningful contribution.

What You'll Do
⚖️ Manage the end-to-end delivery of property transactions, including Code Agreements, leases, licences and freehold acquisitions.
Receive and review transaction instructions, ensuring agreed Heads of Terms are correctly reflected and all site-specific considerations are understood.
Prepare and issue transactional documents using Cornerstone's approved templates, guidance notes and legal frameworks.
Negotiate agreements with Site Provider solicitors, balancing legal risk, commercial objectives and programme delivery requirements.
✅ Manage legal completions and all associated post-completion activities in line with Cornerstone procedures and governance requirements.
Maintain accurate records across internal systems, ensuring milestones, case updates and transaction progress are captured effectively.
️ Partner closely with Estates Delivery teams, Acquisition Managers and other stakeholders to ensure smooth progression of transactions.
Build effective working relationships with external solicitors, suppliers and internal teams to support successful outcomes.
Contribute to process improvements, innovation initiatives and the continuous enhancement of legal delivery practices.
Support wider Legal & Compliance team activities, including training, supplier engagement, knowledge sharing and cross-functional projects.

What You'll Bring
You'll be a qualified solicitor with experience in commercial property conveyancing and a strong understanding of landlord and tenant matters. Comfortable managing multiple transactions simultaneously, you'll bring a proactive approach and the ability to balance legal accuracy with commercial and operational priorities.
You'll enjoy working in a fast-paced environment, taking ownership of your caseload while collaborating closely with colleagues across Legal, Estates and the wider business. With strong attention to detail and excellent organisational skills, you'll be motivated by delivering high-quality outcomes and finding opportunities to improve ways of working.

You'll also bring:

A commercially minded approach with the confidence to provide clear, pragmatic advice
Strong organisational skills and the ability to manage competing priorities effectively
