Transactional Case Manager (Estates / Notices)

Vision: To be the UK's leading digital infrastructure partner, enabling a fully connected future
Mission: Deliver reliable, high quality site access, infrastructure and services that support our customers' evolving connectivity needs.

For almost two decades, Cornerstone's infrastructure has quietly supported the UK's mobile networks. Whilst we continue to strengthen that foundation and extend its reach, we're in an exciting period of acceleration and transformation that will see us enable more connectivity and compute to more communities and industries across the UK.

The Role
To support the Legal & Compliance team by delivering property due diligence and statutory notice workstreams that underpin the successful delivery of Cornerstone's Estates programmes.
This role combines property analysis, legal process management and stakeholder coordination, helping to ensure that telecoms property transactions are built on accurate, robust and legally compliant foundations. Working closely with Transactional Property Counsel, Estates teams and external stakeholders, you'll play a key role in identifying risks, managing statutory notice processes and supporting efficient legal delivery at scale.

Why This Role Matters
This is an exciting opportunity to join a high-performing Legal & Compliance team that plays a critical role in enabling Cornerstone's infrastructure ambitions.
The quality of title due diligence and statutory notice management directly impacts transaction success, programme delivery and legal risk management. This role sits at the heart of that process, helping to identify potential issues early, ensure legal compliance and provide the foundations needed for successful telecoms property transactions.
For someone who enjoys analysis, problem-solving and working with legal and property information, this role offers the opportunity to develop specialist expertise while contributing to projects that help connect communities and businesses across the UK.

What You'll Do
Undertake title reviews and due diligence across telecoms sites, assessing ownership structures, restrictions, third-party rights and potential risks.
Analyse Land Registry documentation and summarise findings in a clear, structured format to support legal decision-making.
Prepare, coordinate and serve statutory notices, including Electronic Communications Code notices and other property-related notices.
✅ Ensure notices are accurately drafted, served in accordance with legal requirements and fully documented within established audit processes.
⚠️ Identify title defects, legal risks and process issues, escalating material matters to Transactional Property Counsel where appropriate.
Work closely with Estates teams, Transactional Property Counsel and external stakeholders to progress due diligence and notice-related activities.
Maintain accurate records across internal systems, tracking title reviews, notice deadlines, transaction dependencies and key milestones.
Support transactional activity where required, including case setup, document preparation, progress tracking and stakeholder coordination.
Contribute to the development of efficient, scalable legal processes by identifying opportunities to improve consistency, tracking and delivery performance.
Support wider Legal & Compliance initiatives, including knowledge sharing, process improvement projects and internal training activities.

What You'll Bring
You'll bring experience from a legal, property or conveyancing environment, along with a strong eye for detail and an analytical approach to reviewing information. Comfortable working with title documentation and legal processes, you'll enjoy investigating issues, identifying risks and ensuring work is completed accurately and efficiently.

You'll be organised, proactive and capable of managing multiple workstreams simultaneously, while maintaining a high standard of quality and attention to detail. Working collaboratively with legal colleagues, Estates teams and external stakeholders, you'll help ensure transactions progress smoothly and risks are identified early.

You'll also bring:
Experience as a paralegal, legal assistant or case handler within a property or conveyancing environment
Experience reviewing title documents and supporting property due diligence activities
Strong analytical skills with the ability to interpret property information and identify potential risks
Excellent organisational skills and the ability to manage multiple priorities and deadlines
Strong attention to detail and a commitment to data accuracy
Effective communication and stakeholder management skills
A proactive approach to problem solving and issue resolution
Confidence working with systems, trackers and legal case management processes

Above all, you'll be motivated by the opportunity to support major infrastructure programmes, develop specialist expertise and play an important role in delivering high-quality legal services that help enable Cornerstone's continued growth.
