BAM FM is looking for a Premises Manager to join the Facilities Management team at Orchard School in Bristol.
37 hours a week, Monday - Friday on a flexible working pattern between the hours of 7am & 8pm.

Your mission
• Lock/unlock school buildings and areas
• Undertake regular security checks and identify security risks
• Monitor fire safety equipment and carry out fire drills
• Operate and respond to alarm systems where appropriate
• Manage CCTV equipment and policy compliance
• Liaise with fire & security contractors
• Provide emergency access to the school site
• Undertake appropriate repairs e.g. redecorating and fixing
• To organise and carry out various maintenance duties to ensure that the general upkeep and maintenance of the premises is satisfactory
• To organise and carry out minor improvement work e.g. erecting shelves, notice boards, bookshelves etc. as instructed through the helpdesk
• Monitor and manage sub-contractor performance, safe systems of work etc.
• To be responsible for the operation of a preventative planned maintenance programme and for routine inspections of the buildings, fixtures, fittings, furniture, premises and grounds to assess for minor work or repairs required to be carried out to maintain safe and satisfactory conditions.
• Operation and maintenance of heating plant and lighting systems
• Undertake regular site safety inspections
• Collect and assemble waste for collection
• Undertake specialist cleaning tasks such as graffiti removal, litter-picking
• Coordinate deliveries to the school site
• Be responsible for maintaining carrying out helpdesk related tasks, records, information and data.
• To undertake safety audits on site contractors.
• Promote and ensure the health and safety of pupils, staff & visitors at all times
• To ensure agreed levels of PPM are achieved and continuously improved through effective liaison with direct manager & help desk operative.
• To control and delegate PPM tasks to subordinates and all the necessary documentation and to ensure that data is collected through Impact or client nominated systems.
• To deal effectively/efficiently with clients community hours booking requests and BAMFM third party bookings.
• To deal effectively/efficiently with other clients booking requests i.e. exam set up, Christmas plays, open days, parents evenings, etc.
• To plan and control overtime working, call out rosters and holiday cover of caretaking staff.
• To continuously review operational procedures used in the performance of caretaker tasks and to assist in developing a "best practice" maintenance regime
• To assist in the preparation of project monthly reports and meetings to discuss performance, contributing in a positive and business-like manner as and when required.
• To assist maintenance supervisor with PPM's and reactive maintenance.
• To ensure the clients' representatives and building occupants are notified of activities likely to disrupt the normal functioning of plant and equipment or impact on their school activities.
• Manage Health & Safety withing the team.
• To be responsible for the safe and secure storage of spare parts, materials, tools and consumables and for the relevant COSHH data.
• To be flexible and undertake other duties across Bristol Schools Projects to accommodate operational requirements"
Who are we looking for?
• Handyperson experience
• Caretaking/cleaning/site-keeping experience in a school or similar environment
• Willingness to develop knowledge of use of ICT and other specialist equipment/resources
• Ability to relate well to children and adults
• Knowledge of Health & Safety procedures and precautions
• Understanding of COSHH regulations
• Willingness to participate in development and training opportunities
• Personable and approachable
