Could you be Incommunities new Specialist Project Manager (Fire & Safety)? Within this role you will be responsible for managing our multi million pound, High-Rise Fire & Building Safety projects. This will include the extensive delivery of fire & building safety planned remediation and asset investment works; working in collaboration with our nominated consultant and operational delivery team. You will bring extensive holistic investment delivery experience, with specific focus on fire & building safety work and a forensic understanding of the building safety regulator and the expectations around the planning gateway process. This will compliment your excellent customer and stakeholder engagement skills, ensuring they are the heart of all your decision making.

Responsibilities
Responsible for the direct management of multi-million pound, complex, planned fire and building safety remediation projects inc:
- Responsible for all project management activities to deliver our High-Rise Building Safety Remediation works projects. This includes partnership working with a designated consultant to oversee all aspects of design, procurement, onsite delivery (to IC's works specifications/schedule's) and sign-off to ensure we meet our responsibilities as set out by the Building Safety Regulator.
- Responsible for all project management activities to deliver our Asset Investment works projects aligned to the HRB Safety Remediation works . This includes partnership working with a designated consultant to oversee all aspects of design, procurement, onsite delivery (to IC's works specifications / schedule's) and sign-off to ensure we meet our responsibilities aligned to our Strategic Asset Management Plan (SAMP)
Day to day it is expected, you will:
- Be onsite (defined by you but meeting the project needs) to oversee works delivery to the required specifications/ schedules
- Work collaboratively with our nominated consultant, sub-consultants, contractor/s ensuring all aspects of contract management are adhered to and there are clear regimes in place for record keeping, works sign-off and compliance /completion evidence is available before, during and after works are completed.
- Challenge standards and workmanship to ensure these meet our customers and IC's high standards and specifications.
- Work closely with our Customer liaison Officer (CLO) to ensure clear lines of communication, internally and externally as appropriate.
- Work closely with internal stakeholders to ensure consideration is given to business-as-usual operational requirements such as day to day repairs, voids, compliance and other regimes that will need to be maintained throughout the duration of the project.
- Direct management of a dedicated Customer Liaison Officer, ensuring clear lines of communication between, Incommunities, contractors and consultants, to keep them informed of all aspects that will affect day - to day life, before during and after the works (as appropriate). Ensuring that all communication is clear, concise and recorded on our CRM system, as relevant.
- Monitor financial spend v budgets, reforecasting and putting mitigations in place if required.
- Ensure data that is captured and recorded is robust and fit for purpose to be captured in an Asset Management System, ensuring the Golden Thread of Information. Ensuring this data can be used as part of our Building Safety Case, working in partnership with the Fire & Building Safety Manager.
- Oversee an operational working group, keeping them informed of the works, progress and any concerns that may require addressing of collaborative input for resolution. Upward reporting to the Head of Assets and Director of Assets & Compliance as required.
- Ensure external partners (such as WYF&RS) are clear on the works, timescales and impact, to mitigate any risks before, during and after the works.
- All works and tasks associated with the holistic operational delivery of the High-Rise Building Works.
Requirements
Essential
- HNC / Degree / Diploma education in construction or equivalent (depth of relevant experience and/or another similar qualification
- Minimum 5-years onsite experience of managing complex Investment works including fire safety projects, planned investment and mechanical and electrical works.
- Experience of surveying, building diagnostic and holistic root to branch analysis, of repairs and void works, with sound knowledge of residential maintenance, refurbishment and compliance regimes
- Extensive knowledge of The Building Safety Act, Building Safety Regulator and planning Gateway Process to ensure delivery and risk mitigation for Incommunities and Customers
- Extensive financial management experience in relation to setting, forecasting, re-forecasting, mitigation and reporting against budgets
- Experience of procurement, tendering and utilising Schedule of Rates to monitor onsite performance and manage budgets
- Contract Management in relation to procurement, pre-construction phase plans, H&S, RAMS, contractor and surveyor KPI performance
- Strong customer focus on all aspects of delivery, being able to see the service provided through the customer eyes
- Strong numeracy and literacy skills. IT literacy, confident in the use of MS Office applications, as well as the ability to use company operational software
- Full UK driving license and access to a vehicle for business use
Desirable / willing to work towards
- Qualification and/or training in Stock Condition Surveys, EPC's, Disrepairs and Damp and Mould
- Experience and understanding of repairs/void surveying and collaborating on blockages to meet the required end-to-end turnaround times
