Site Manager - High-End Residential Refurbishment

Project Value: £2.5 million
Programme: 36 weeks (second fix stage)
Reporting to: Project Manager
Start Stage: First fix complete - moving into second fix
About the Role
An experienced Site Manager is required to deliver a high-end residential refurbishment of a 2½-floor luxury apartment in London, valued at £2.5 million. The project has successfully completed first fix and is now entering an intensive second fix phase with a 36-week programme.
You will be the No.1 on site, taking full responsibility for daily site operations, quality, programme and health & safety, while reporting directly into the Project Manager.
This role suits a hands-on Site Manager with strong experience in high-spec residential fit-out and refurbishment.
Key Responsibilities
- Take full control of day-to-day site operations as No.1 Site Manager
- Deliver the second fix and final completion phases to programme and budget
- Manage all subcontractors, trades and site logistics
- Maintain exceptional quality standards in line with high-end residential finishes
- Coordinate deliveries, sequencing and programme activities
- Ensure strict health & safety compliance at all times
- Conduct daily briefings, toolbox talks and site inspections
- Liaise closely with the Project Manager, designers and consultants
- Track progress, resolve site issues and maintain programme momentum
- Oversee snagging, commissioning and handover
Requirements
- Proven experience as Site Manager on high-end residential refurbishment or fit-out projects
- Strong background delivering second fix and finishing stages
- Experience managing complex, high-value apartments or prime residential schemes
- Excellent subcontractor coordination and site leadership skills
- High attention to detail and quality control
- Strong health & safety management
- Ability to run site independently as No.1
- SMSTS, CSCS and First Aid certifications
Desirable
- Experience working in occupied or high-spec residential environments
- Strong knowledge of bespoke joinery, luxury finishes and services coordination
