Site Manager - High-End Residential Refurbishment

Location: Knightsbridge, London

Project Value: £4 million

Start Date: February

Engagement: Freelance (£300 per day) or PAYE (£65,000 + package)

The Role

An experienced Site Manager is required to deliver a £4m luxury residential refurbishment in Knightsbridge. This is a hands-on role overseeing the day-to-day site operations, managing high-quality trades, and ensuring the project is delivered safely, on programme, and to an exceptional finish expected within the super-prime residential market.

You will be the on-site lead, coordinating subcontractors, liaising with consultants and the client team, and maintaining the highest standards of workmanship, health & safety, and presentation throughout the build.

Key Responsibilities

• Full day-to-day management of a live high-end residential refurbishment project
• Coordinating and supervising all subcontractors and direct labour on site
• Managing programme and short-term lookaheads to ensure key milestones are met
• Ensuring works are delivered to the highest quality and finish standards
• Maintaining excellent site presentation at all times
• Enforcing health & safety procedures, RAMS, and site compliance
• Liaising closely with the Project Manager, design team, consultants, and client representatives
• Managing inspections, snagging, and quality control through to completion
• Ordering materials and managing deliveries to suit programme and logistics constraints
• Producing site reports and maintaining accurate site records

Key Requirements

• Proven experience delivering high-end or super-prime residential refurbishments (£2m+)
• Strong technical knowledge across structural alterations, MEP, and high-quality finishes
• Hands-on, detail-focused, and proactive management style
• Confident managing demanding clients and occupied or sensitive environments
• Excellent organisational and communication skills
• SMSTS, First Aid, and CSCS (Black or Gold preferred)
• Ability to work independently and take full ownership of the site
