Role Overview
We are seeking a highly experienced and detail-driven Site Manager to oversee the delivery of complex, high-value residential construction projects. This role involves the day-to-day management of site activities, ensuring the highest standards of workmanship, health & safety compliance, and client satisfaction across bespoke new builds, period property refurbishments, and heritage restorations.
As Site Manager, you will play a pivotal role in leading on-site teams, liaising with consultants and clients, and delivering exceptional homes that reflect the highest levels of craftsmanship and attention to detail.
Key Responsibilities
1. Site Operations & Leadership
- Take full ownership of site activities, managing all on-site personnel including subcontractors, trades, and assistant managers.
- Ensure projects are delivered in line with architectural designs, technical specifications, and exacting quality standards.
- Conduct regular site meetings, toolbox talks, and briefings to coordinate work, manage logistics, and maintain momentum.
2. Programming & Project Delivery
- Develop and manage the construction programme in coordination with the project team, updating progress and resolving sequencing challenges as required.
- Monitor construction timelines and ensure milestones are met without compromising quality.
- Identify and manage critical path items, anticipating risks and proactively implementing mitigation strategies.
3. Health, Safety & Compliance
- Enforce strict adherence to site Health & Safety regulations (including CDM), ensuring all RAMS are in place and up to date.
- Carry out regular site inspections and audits, maintaining a clean, secure, and well-organised working environment.
- Ensure compliance with relevant building regulations, planning conditions, and conservation guidelines (especially for listed buildings and heritage sites).
4. Quality Control & Finishing
- Uphold the highest standards of craftsmanship throughout all stages of construction.
- Oversee snagging and finishing processes with a meticulous eye for detail.
- Work closely with specialist trades and craftsmen to deliver bespoke finishes, heritage features, and custom architectural details.
5. Client & Stakeholder Management
- Act as the main on-site representative, maintaining strong, professional relationships with clients, architects, designers, and consultants.
- Provide regular progress reports and updates, addressing queries and concerns promptly and diplomatically.
- Manage expectations and uphold the company's reputation for quality, discretion, and service excellence.
6. Commercial Awareness
- Monitor on-site budgets, resource allocation, and material usage to support cost control efforts.
- Track variations and work with the commercial team to manage change control and subcontractor valuations.
- Identify potential efficiencies without compromising quality or programme.
Candidate Requirements
- Proven experience delivering high-end residential projects (ideally £1M+ in value), including heritage buildings, basements, extensions, and full refurbishments.
- Excellent leadership, communication, and interpersonal skills with the ability to manage multidisciplinary teams.
- Strong understanding of building methods, materials, and regulations relevant to traditional and modern construction techniques.
- Ability to read and interpret technical drawings, programmes, and specifications with precision.
- Competent in using site reporting tools, basic scheduling software, and document control systems.
- Valid SMSTS, First Aid, and CSCS (Black or Gold) card.
- Full UK driving licence and willingness to travel between sites as needed.
