Senior Surveyor - Data Centre Valuation
Location: London
Role Purpose: To provide high value valuation and strategic advisory to a wide range of investors, lenders, operators and owner occupiers within the data centre and digital infrastructure space. The role provides excellent opportunity to work with some of the world's largest and most sophisticated global investors.
The Data Centre & Digital infrastructure Valuation team was established in 2013 to answer the increasing demand for specialist valuation advice in this unique and dynamic real estate sector. The team works closely with the transaction-focused Data Centre Solutions team within CBRE's Global Corporate Services division, and has established a dominant market positioning as the leading provider of specialist valuation advice in the sector throughout the UK and EMEA region. The team's regional dominance in EMEA and global focus has led to the team being the de facto global Centre of Excellence for data centre valuations. As a specialist team, Examples of our high profile work includes:
- Blackstone (QTS) - Loan security valuation for global investment bank on a hyperscale campus with stabilised value in excess of EUR 3.3 billion
- Global Switch - annual accounts and IPO valuations on behalf of one of the largest global data centre operators, with a total GIA of 3.2m sq ft across Europe and Asia Pacific.
- Amazon Web Services - Strategic advisory mandate across the EMEA region working closely with the Amazon's could computing team.
- Microsoft Corporation - Strategic valuation projects across the EMEA region working closely with Microsoft's Azure platform.
- Goldman Sachs - Loan security valuation for EMEA development portfolio with GDV in excess of €5 billion
- KKR - Acquisition and development valuations for one of KKR's sector specific portfolio companies
This role would be a key appointment to the team, benefiting from the opportunity for variety in terms of instruction types and geographies covered, but also the potential to specialise and be involved at the forefront of a rapidly emerging and exciting sector. Reporting to and working alongside the head of the team, the role offers wide ranging client exposure and responsibility, together with good career prospects as well as management and leadership opportunities.
Key Responsibilities
Providing valuation advice on Data Centres and Digital infrastructure assets across the UK, Europe and increasingly globally to lenders, investors, owner-occupiers and operators; with regular liaison with the wider CBRE Data Centre Solutions team, also based in London.
Workload management and team operations
- Involvement in the day to day running of the team, including liaising with clients and managing individual instructions and collaborating with colleagues in the valuation department and the wider Data Centre Solutions team.
- Undertaking Discounted Cash Flows, investment valuations and development appraisals for a mixture for accounting, loan security, general advisory and acquisition purposes
- Providing a range of advice to clients, including detailed valuation reports and attending client meetings to discuss, justify and rationalise the advice provided.
- Overseeing work carried out by junior colleagues within the team and helping to develop their careers.
Shaping future service line strategy
- Working alongside the head of Data Centre Valuation to map the global data centre market place, assessing its depth and breadth and identifying opportunities for valuation and other consultancy services.
- Continual analysis of the data centre market and instructions carried out, helping to create a structured data centre info-bank to help underpin advice provided.
- Client liaison and helping to develop existing and new client relationships; as well as actively pursuing new business development opportunities within the data centre sector.
- Working with colleagues in the wider Data Centre Solutions group to offer a broader investment consulting service and help source and analyse opportunities for potential investors
Person Specification/Requirements
- Preferred membership of the RICS with post-qualified experience, preferably in the non-traditional or operational real estate sectors
- In depth knowledge of valuation concepts and methodology, including the investment approach but focused on cash flow modelling. Experience of valuation software such as Argus Investor and Developer is preferable but not necessary.
- High levels of IT literacy required, in particular with respect to Microsoft Excel and Word.
- Financial analysis including IRR & return threshold benchmarking referencing and analysing a diverse range of observable market inputs including deep dives into high profile transaction analysis.
- Logical thought process and ability to analyse large quantities of data effectively; while also being able to discuss and summarise the analysis in a clear, concise and logical manner.
- Accurate and with exceptional attention to detail, both when writing valuation reports and reviewing due diligence, but also when carrying out data analysis and valuation modelling.
- Self-motivated and enjoys working in a new and challenging sector with demanding clients. Has an ability to be creative and proactive in identifying, sourcing and pursuing new leads and opportunities.
- Ability to work both as part of a team, but also willing to take on a level of personal responsibility and autonomy.
- Personable and with excellent communication skills, enabling the development of good relationships with both clients and colleagues, especially in the context of a cross-border role with different cultures and practices.
