A bit about us...

We are a team of RCA and Plant and Equipment Surveyors that sit within a wider department of colleagues split between consultancy based or project based service lines. Many of the wider team RCA team are from quantity surveying backgrounds, but equally there is a good balance of experience from other backgrounds too. Over the last number of years, we have enjoyed unrivalled growth as a team in terms of turnover and also in terms of our head-count. We have an very high retention rate when it comes to our people and we believe this is because of our strong sense of team, the fun and collaborative working environment we have created, the great clients we collaborate with, and the care we take in trying to develop and promote our people.

The work we do...

While the team is dedicated to only RCA work, there is significant variety through the different types of clients we work for and the many property sectors and locations that we cover.

Clients - We are retained by hundreds of different clients ranging from small independent property owners to large pan-European property investors, developer and even multi-national corporate occupiers.

Property Sectors - We assess thousands of different properties for these clients every year. Many of these properties are from the core sectors of:

Offices (everything from landmark city centre office developments to out-of-town business parks)

Retail (high street retail, large shopping centres, retail parks & designer outlets)

Industrial & Logistics (we work for most of the largest I&L investors and developers)

However, we also assess many hundreds of properties that fall within sectors such as, but not limited to:

Healthcare (hospital campuses, clinics and surgeries)

Education (university campuses and schools)

Residential and student residential (from Individual homes for high net worth individuals to high rise residential towers)

Leisure (pubs, restaurants, cinemas, leisure parks, stadia etc.)

Hotels (from budget hotel chains to boutique luxury hotels)

Data Centres (single co-location data centres to large purpose-built data centre portfolios)

Ports and airports (as well as a range of other infrastructure and transport related sectors)

In addition to this we assess a whole range of agricultural, manufacturing and life-science related sectors too.

Locations - We assess these properties in locations all around the Europe and indeed further afield in more than 60 countries around the globe. Predominantly the team assesses reinstatement costs for Landlords, however there is an increasing demand for assessments of Category B fit-outs from occupiers as well as the more specialist Plant & Equipment and hotel FF&E valuations for clients with global footprints.

Key Responsibilities of the role

Undertake Property inspections across the Midlands and, on occasion, further afield - site inspections comprise taking site notes, noting construction specification, building services, fixtures and finishes, as well as external works; taking evidential photos; taking full site measurements or check measurements of buildings and external areas, to relate back to floor plans.

Undertaking Measurement - we place great importance on measuring accurate Gross internal Areas for every property we assess. This will involve using digital measurement software such as CostX.

Pricing - the requirement is to build up an assessment to provide a figure which will be the cost of reinstatement for the entire premises, in their present form, making allowance for any additional work required such as site clearance (including removal of hazardous materials), temporary works to ensure safety of the public and any adjoining buildings, prescribed fees, party walls and professional fees in line with the RICS guide.

Cost Research - To keep our cost knowledge up to date, you will be required to gather and analyse cost data from a number of sources including online cost databases and publications, internal cost publications, costs provided to us by our developer clients and the like.

Travel - the properties we assess are located all over the UK, Europe and sometimes globally, so a big part of the job is being happy to travel to these sites if and when required.

The position will involve business development responsibilities as you progress through your career and includes an expectation to seek out opportunities, generate revenue and promote growth for the business unit. The candidate should be proficient in producing bidding/marketing material, proposal and valuation reports, Presentations both within CBRE and to clients, and possess good communication skills.

Personal specification or requirements

Minimum of 2 years' experience within the property industry, ideally on cost estimating or quantity surveying.

RICS qualification is not necessarily essential. We put more emphasis on any cost management and construction knowledge, as well as personal traits to drive careers forward and develop skills

Other qualifications in business, finance, accounting, or economics would be of interest but are optional

Proficient IT skills

Responsibilities of the role

Undertake assessments for insurance purposes in line with RICS guidelines on RCA's.

Manage all aspects of the assessment process from initial engagement, site inspections, undertake a measurement exercise, undertake calculations and assessment, preparation and quality control through to report generation and submission, including client and case administration.

Conduct assessments independently or as part of a team.

Ensure the highest quality product is provided to the client within agreed timescales

Anticipate and react to client needs and requirements.

Cultivate and develop strong relationships with both internal and external clients and instil confidence in the service provided. Our wider department

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study.

CERTIFICATES and/or LICENSES

RICS (Royal Institute of Chartered Surveyors) or CIOB (Chartered Institute of Building) accreditation preferred.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
