Due to the significant growth of our specialist Plant & Equipment Valuations business, we are seeking to recruit an experienced and highly motivated Senior Surveyor. This role offers an exceptional opportunity to join a market-leading team, with the flexibility to be based anywhere in the UK, within the Reinstatement Cost Assessment (RCA) team, part of the Building Consultancy department. The successful candidate will report directly to the Director and Head of Plant & Equipment Valuations.

Key Responsibilities:
The role involves working closely with CBRE and Turner & Townsend colleagues within Valuation teams across the UK, EMEA, and globally on RICS compliant financial valuation assignments. It also includes interacting with RCA team colleagues on insurance-related casework and general departmental issues. The work will involve travel across the UK and internationally, as required.
The Senior Surveyor will be expected to:
- Lead Comprehensive Data Gathering & Project Management: Orchestrate the collection and verification of crucial client data, including Fixed Asset Registers, site layout drawings, maintenance logs, and capital expenditure records from various departments. This involves identifying data holders, issuing clear information requests, proactive follow-ups, and timeline management to ensure data availability and accuracy.
- Conduct In-Depth Site Inspections: Perform targeted physical inspections of plant and equipment, going beyond theoretical data to assess actual asset condition, maintenance regimes, customisation, and integration into bespoke production lines. This is critical for understanding economic reality over accounting age.
- Identify and Analyse Obsolescence: On-site, evaluate functional and economic obsolescence, considering factors such as technological advancements, changing production requirements, spare part availability, rising energy costs, raw material inflation, and regulatory changes, which significantly impact asset value.
- Reconcile Discrepancies: Actively identify and resolve inconsistencies between accounting records and physical assets, such as phantom assets, unrecorded additions, misclassified items, or grouped assets requiring separate valuation. This involves working across engineering and accounting disciplines.
- Apply Advanced Valuation Methodologies: Utilize expertise in plant and equipment valuations for financial purposes, employing asset modelling methodologies. This includes applying indices, depreciation curves, and assessing functional and economic obsolescence.
- Strategic Business Development: Proactively seek out opportunities, generate revenue, and promote growth for the business unit. This includes producing high-quality bidding/marketing material, proposals, and valuation reports, as well as delivering compelling presentations both internally and to clients.
- Client Relationship Management: Ensure close liaison with clients, providing high-quality advice and delivering clear, informative assessments of valuations, including in-person presentations.
- Quality & Compliance: Ensure all work adheres to RICS standards and CBRE's stringent quality and risk management processes, contributing to reliable and accurate reports.
Person Specification:
- Minimum of 5 years of conventional plant and equipment valuation experience, covering insurance, financial reporting, loan security, and market valuation assignments.
- Demonstrable data analyst experience in plant and equipment valuations for financial purposes, adopting asset modelling methodologies.
- RICS qualification is not essential but is desirable.
- Other qualifications in business, finance, accounting, or economics are of interest but optional.
- Proficient IT skills, including advanced Excel modelling, with an advantage for Power BI knowledge.
- Excellent communication, presentation, and interpersonal skills, with the ability to articulate complex valuation insights clearly and persuasively to diverse stakeholders.
- Strong project management abilities, with a focus on meticulous data collection, analysis, and reconciliation.
- A keen eye for detail and a commitment to producing credible, accurate, and defensible valuation outcomes.
