We are looking for an exceptional Senior Surveyor to lead the management of a varied, high-profile commercial and mixed-use portfolio. This is an exciting opportunity for a dynamic property professional to take ownership of key client assets and play a central role in delivering best-in-class property management services.

The Role
As a Senior Surveyor, you will take full responsibility for the management and performance of a diverse property portfolio on behalf of our clients.

Acting as a trusted advisor, you will ensure assets are managed efficiently, commercially and in line with best practice, while identifying opportunities to enhance value and occupier experience.

This role requires a confident and commercially aware individual who can balance operational delivery, financial performance and stakeholder engagement.

Portfolio Overview
• Diverse commercial and mixed-use assets
• Multi-let properties including retail, office and alternative sectors
• Service charge budgets varying in scale and complexity

Key Relationships
You will work closely with a wide range of stakeholders, including:
Internal
• Directors and Senior Leadership Team
• Facilities Management teams
• Client Accounting teams
• Wider surveying and support teams
External
• Clients / Landlords and their professional advisors
• Occupiers
• Letting agents and marketing teams
• Contractors and service partners
• Insurers and loss adjusters

Key Objectives
• Deliver best-in-class property management services across your portfolio
• Act as the key client contact, building strong and trusted relationships
• Drive asset performance through proactive management and commercial insight
• Ensure compliance with all statutory, legal and internal requirements
• Manage service charge budgets effectively, ensuring value and transparency
• Enhance occupier satisfaction and support tenant retention
• Identify and implement opportunities to improve asset value

Key Responsibilities
Property Management
• Deliver effective day-to-day management of properties on behalf of clients
• Undertake regular property inspections and proactively manage follow-up actions
• Ensure properties are maintained to a high standard and operate efficiently
Financial Management
• Prepare, manage and monitor service charge budgets
• Ensure accurate cost allocation and financial control
• Work closely with Accounts on reporting, credit control and reconciliations
Client & Tenant Relationships
• Build strong relationships with clients, acting as a trusted advisor
• Engage with tenants to maintain a positive occupier environment
• Support lease renewals and income optimisation
Lease & Legal Matters
• Interpret and enforce lease provisions including service charges and repairing obligations
• Review licences, leases and tenant applications
• Provide clear and commercially focused advice on landlord and tenant matters
Projects & Contractors
• Instruct and manage contractors, ensuring works are delivered to a high standard
• Coordinate projects and provide clear updates to all stakeholders
Insurance Claims
• Lead and coordinate insurance claims across the portfolio
• Work with insurers, contractors and consultants to manage claims through to resolution
Reporting
• Prepare detailed client reports including financial performance, arrears and inspections
• Provide clear insights and recommendations to support asset performance
Compliance & Risk Management
• Support compliance with all statutory obligations including Health & Safety requirements
• Work closely with Facilities teams to ensure building compliance and safety standards

About You
We are looking for a confident and commercially focused property professional with the experience and credibility to manage a complex portfolio and build strong client relationships.

Essential Skills & Experience
• Significant experience in commercial property management
• Managing Agent experience
• Strong knowledge of landlord & tenant legislation
• Proven experience managing service charge budgets
• Experience interpreting leases and managing tenant matters
• Strong financial and reporting capability
• Excellent stakeholder management and communication skills
• Proficiency in Microsoft Office and property systems (e.g. TRAMPS)
• Full UK driving licence

Qualifications
• RICS-accredited degree in Estate Management (essential)
• Asbestos Awareness training (essential)
