Minimum Requirements:
Strong commercial experience in construction, ideally within high end residential projects. A solid understanding of construction contracts, financial reporting and strong numeracy are essential. A relevant construction degree is preferred.

As a Senior Quantity Surveyor you'll take responsibility for the commercial management of high value construction projects from procurement through to final account. You'll work closely with the project and site teams to manage costs, valuations, variations and subcontract packages while maintaining strong financial control. The role focuses on protecting project margin, managing risk and ensuring commercial performance across the project lifecycle.

Just some of the responsibilities we'll trust you with:

  • You'll manage the full commercial lifecycle of projects from procurement through to final account, ensuring costs are controlled, risks are managed and margins are protected throughout delivery.
  • You'll lead the procurement of subcontract packages, preparing tender documentation, reviewing returns, negotiating terms and placing orders in line with project and commercial targets.
  • You'll prepare and maintain CVRs, cash flow forecasts and other financial reports, providing clear and accurate commercial updates to the wider project and commercial teams.
  • You'll prepare and agree monthly valuations with both clients and subcontractors, ensuring payment schedules are managed correctly and applications are processed within agreed timescales.
  • You'll manage project variations, maintaining accurate records and ensuring changes are properly assessed, valued and agreed both upstream with the client and downstream with the supply chain.
  • You'll monitor subcontractor compliance including insurances, warranties and contractual obligations, ensuring all commercial and contractual requirements are met throughout the project.

Where you'll be based

You'll be part of our Central Region where high-end country projects from £500k to £100m are delivered by teams aligned to the scale and complexity of each build. Our portfolio for the region spans listed buildings, major refurbishments, contemporary new builds, sporting estates, boutique hotels, and substantial private residences.

The areas of knowledge and expertise that matter most for this role:

  • You'll bring strong knowledge of commercial management within construction projects, with the ability to manage cost, margin and financial performance across the full project lifecycle.
  • You'll understand private residential contracting, particularly high end refurbishment and new build projects where quality, attention to detail and client expectations are critical.
  • You'll have a solid grasp of construction methods, materials and building processes, enabling you to accurately assess scope, manage costs and support the project team.
  • You'll understand construction contracts, commercial risk and property related legislation, allowing you to manage contractual obligations and protect the commercial position of the project.
  • You'll demonstrate strong financial management, numeracy and reporting capability, with the ability to produce accurate CVRs, valuations, forecasts and commercial reports.
  • You'll be confident using MS Office, particularly Excel, to manage project financial data, analyse costs and maintain clear and accurate commercial records.
