Role Overview:

We are looking for an experienced Senior Quantity Surveyor to join their dynamic team. In this key role, you will be responsible for overseeing the financial management of a significant £8M internal refurbishment project. This is a four-story, 10-bedroom property in the prestigious Kensington area. You will ensure the project is delivered on budget, on time, and in line with our company's high standards. Your role will be integral to the project's success, involving resource management, ensuring contractual compliance, and providing detailed financial reports to support decision-making.

Key Responsibilities:

Financial & Cost Control:

  • Oversee the financial management of the £8M internal refurbishment project, ensuring budgets are adhered to.
  • Prepare accurate cost forecasts, cash flow reports, and lead monthly project review meetings.
  • Manage client and subcontractor valuations, variations, and final accounts.
  • Identify risks and potential cost-saving opportunities within the project.

Project Management & Communication:

  • Collaborate with project managers, designers, and clients to ensure smooth project delivery.
  • Provide commercial input during project meetings, offering solution-based recommendations.
  • Maintain professional and transparent communication with all stakeholders.

Contract & Subcontractor Management:

  • Ensure full compliance with contractual terms and conditions for both main contracts and subcontractor agreements.
  • Procure subcontractor packages, manage valuations, and ensure timely payments.
  • Monitor subcontractor performance and manage any risks that arise during the project lifecycle.

Tendering & Documentation:

  • Manage the tendering process by submitting accurate, comprehensive cost estimates.
  • Review and ensure that all contract documents, drawings, and specifications are up to date.
  • Collaborate with the Document Control Manager to ensure effective project documentation management.

Operations & Maintenance:

  • Ensure smooth handover of project deliverables, with particular attention to operations and maintenance (O&M) requirements.
  • Coordinate final project reviews, ensuring all contractual and client requirements are met.

Key Requirements:

  • Proven experience in commercial management within the construction industry, particularly in high-end refurbishments or similar projects.
  • Knowledge of JCT contracts and a strong understanding of cost control and financial reporting.
  • Excellent communication and negotiation skills, with the ability to collaborate effectively with diverse stakeholders.
  • Proficiency in construction management software such as Procore, Excel, or Bluebeam.
  • Strong organisational skills and an eye for detail in all areas of work.
