Position: Senior Facilities Manager

Location: Royal Arsenal, London, SE18 6FR

Working Hours: Monday - Friday 0800 - 1700

Salary: £55,000 - £70,000 (depending on experience)

Development Details:

Royal Arsenal is a prestigious, large-scale residential development in Woolwich, comprising of 3,600 high-end apartments set across 88 acres of historic riverside land. It features premium amenities, including a residents' gym, spa, cinema, and 24/7 concierge services, landscaped gardens, and commercial units. With immediate access to Woolwich Arsenal DLR, National Rail, and the Elizabeth Line, the site offers outstanding connectivity.

Key Responsibilities and Requirements:

As a Senior Facilities Manager at Rendall & Rittner, you will:

  • Oversee the smooth running of all facilities management operations across a large-scale residential scheme, ensuring the development remains safe, compliant, and well-presented at all times.
  • Provide strong leadership to a team of facilities and duty managers, including recruitment, training, performance management, and ongoing development.
  • Take full ownership of health & safety on site, ensuring statutory compliance, reviewing and updating policies, and maintaining up-to-date knowledge of relevant legislation.
  • Manage and oversee compliance with the Building Safety Act (BSA), including preparing and reviewing Building Safety Cases, working with safety case reports, and coordinating all related inspections and documentation.
  • Lead on all contractor and supplier management, ensuring quality, value for money, and delivery against agreed KPIs and SLAs.
  • Oversee M&E plant operations and energy centre management, including BMS oversight, monitoring, and ensuring all systems operate efficiently and reliably.
  • Deliver exceptional customer service to residents, proactively anticipating needs, resolving issues swiftly, and managing complaints to a high standard.
  • Act as the key point of contact for residents, leaseholders, and external stakeholders, representing the development at resident committee meetings and police liaison forums.
  • Manage expenditure for the estate, working collaboratively with the Property Manager to ensure financial efficiency.
  • Support and oversee on-site project works, including reviewing and approving RAMS, supervising contractors, and ensuring works are delivered safely and to specification.
  • Coordinate and manage PPM schedules, ensure timely completion of remedial works, and maintain accurate records.
  • Lead on any reactive maintenance or emergency incidents, ensuring rapid, effective solutions that prioritise safety and minimise disruption.
  • Will ideally have the NEBOSH qualification or will be willing to obtain within the first year of employment.
