Senior Estates Technician/Surveyor
Leek, Staffordshire
Up to £36,050
37 Hours per week, no weekends
Alliance Norse is a partnership between Norse Group and High Peak Borough Council and Staffordshire Moorlands District Council. The Joint Venture (JV) company was formed in 2022 to provide a number of services to the two Council's. As from the 1st April 2025, the JV will also include the Estates & Asset Management functions.
An exciting opportunity has arisen for a Senior Estates Technician/Surveyor to join the Estates Management team based within our partner offices taking responsibility for assisting in the delivery of current Estate & Asset Management services.
Main Responsibilities:
- Assists with aspects of general practice work, in accordance with professional guidance and standards, and under the direct supervision and guidance of professional staff, as appropriate.
- Assist and advise clients on land and property management related transactions and portfolio management for identification of areas for development/disposal.
- Maintenance of property records and dealing with client/external enquiries.
- Prepare and manage any occupation of the clients land by lease or licence and to undertake appropriate risk assessments.
- The negotiation and settlement of non-complex property transactions/terms for leases, lease renewals, tenancies, rent reviews, surrenders, licences, easements, concessions and other legal interests.
- The inspection and measurement property.
- Advise on and undertake negotiations for acquisitions and disposal of land/property, preparation of property particulars and the supervision of marketing of property to let and/or for sale.
- The negotiation and settlement of non-complex schedules of condition and dilapidations.
- Assist with valuations for a variety of purposes, for example rental, capital, disposal, acquisition, right to buy, financial accounting purposes.
- The preparation of appropriate instructions to solicitors, contractors, bailiffs and other agents and monitor progress to ensure completion of relevant documents.
- Preparing committee reports and briefings for clients, attending committees and working groups as necessary.
- Complying with the Norse Group ISO standards, delivering quality assured outputs.
- Undertaking any other duties appropriate to the grade of the post including travel to other offices as required.
Our Successful Candidate
- Professional qualification in a property related discipline or be working towards/prepared to work towards this.
- Relevant experience in a similar or related role.
- Ideally experience of having worked within a Local Authority environment.
- Full UK Driving Licence.
