Job Description
The Development Management Team is a new and expanding department within T&T and you will have the opportunity to be there from the beginning. We have won and are working on some very exciting projects based in both the North West and internationally. Our vision is to expand our team to enhance the capabilities we have and what we can offer our clients. We have a great team of experienced, forward-thinking people and we would like to invite you to be part of the journey to grow this team and expand on the diversity of the projects that we lead and develop as Development Managers.
A DM can mean many things to many different people, therefore in a nutshell, this is what we believe a DM does;
The role is providing the 'developer' expertise, providing the strategic direction across the whole project, helping to write the business cases, managing the viability and undertaking the financial modelling, acting as the client lead on planning and third party issues, dealing with the land acquisition, driving scheme efficiencies etc. and acting as the Client's lead consultant up to the point that the project moves into the construction delivery phase, when we then step back and let the PM take the lead.
We are looking for an enthusiastic person who is willing to be part of diverse team. With a flexible approach you will:
- Report to Development Directors to manage projects through all development phases
- Work as part of a team to undertake bid submissions to win new work
- Secure and complete the necessary administration for client commissions
- Take the lead on new development opportunities
- Obtain all statutory approvals / agreements in line with the client brief
- Write and contribute to business cases
- Undertake market analysis
- Develop and maintain long term relationships with external professional consultants and public-sector stakeholders
- Obtain fee proposals, undertake tender analysis and recommend consultants for appointment
- Assemble development teams
- Work with a range of internal teams and external advisors through design, planning, cost and value management, procurement and constriction delivery phases
- Manage consultant team to successfully appoint a Main Contractor appointment for project delivery
- Ensure a through handover has been undertaken to the Project Manager for the delivery phase.
- Continue to monitor the project through the delivery phase and remain as the client's main contact.
- Drive forward projects to achieve delivery milestones
Qualifications
- Strong post qualification experience in industry
- Experience in mix used development and office development
- Experience of all development phases
- Full and clean driving licence
- Excellent verbal, written communication and IT skills
- Strong understanding of RIBA design stages, planning procedure, development control and building regulations
- Excellent presentation skills
- Strong working knowledge of all Microsoft packages
- Excellent working knowledge of Argus Developer
