Senior Commercial Development Manager

YTL Developments has an exciting new opportunity for an individual, experienced in commercial development management to lead large-scale commercial projects, including office, retail, food stores and industrial, many with elements of mixed-use within them.
Your focus will be on delivering the vision of Brabazon through commercial real estate. You will be responsible for driving the project forward from initial feasibility through to securing planning.
What you'll do
Your primary focus is to manage the delivery of implementable planning consents and handover to the technical/construction team for project execution, of which you will ensure all stages of the project align with commercial objectives and contribute to the broader business strategy, with project GDVs ranging from £10M to £40M.
Through each RIBA stage, you will be able to draw upon your experience to direct and understand the implications of optioneering and testing these against appraisals. You will understand technical and construction implications and seek engagement with internal or external expertise to resolve and explore any important implications at the relevant stage in the design process.
You will have an excellent understanding of current market requirements and how to deliver these within a project. Development (planning and design), project management, marketing, asset and commercial strategy, procurement, HSE, risk and opportunity management, quality, and maintaining records are all fundamental pillars of the role.
Your day-to-day roles and responsibilities will also include:
- acting as the primary client representative, managing the design team and coordinating the project vision
- advising and working with the delivery team through construction and occupation, ensuring that the development aspirations and the build requirements are maintained and that we deliver the project successfully as a single integrated YTL team
- coordinating the cost information working with the procurement team through planning stages
- preparing and managing budgets and requests for approvals (RFAs) and tollgate (internal sign-off) documents
- ensuring the business is fully informed during the planning stages, focusing on market positioning, value propositions and tenant needs for office, retail, and other commercial spaces
- working with the marketing team to ensure the correct collateral is prepared to successfully let the building
- working with the asset management team and occupiers to ensure the building operates efficiently and integrates with the wider Brabazon estate
- negotiating AFLs and commercial arrangements with occupiers or funders
- understanding and assisting in taking proactive action to prevent losses and maximise profitability throughout the delivery of a project
- leading risk management processes for commercial projects, identifying potential risks and opportunities early on and mitigating or capitalizing on them where possible.
What you'll need
We are looking for an individual, who has a strong track record in delivering large-scale commercial buildings, ideally with a background in surveying, project management, planning or architecture, demonstrating clear professional experience in these fields.
You will be passionate and driven about the built environment, placemaking, design and people, and have an understanding of how this translates into the commercial success of the project.
You will be degree-qualified and hold a relevant professional qualification such as RICS, RTPI or RIBA, and have a proven track record of working on mixed-use and commercial projects.
In addition, you will have:
- operational UK experience in project management
- experience undertaking land and business negotiations and a good understanding of development agreements, deeds, leases and licences
- experience delivering projects within cost and knowledge of required specifications/standards
- an understanding of the drafting and discharging of planning conditions
- the ability to chair meetings, proficient at public speaking and managing messaging to large audiences
- competency in managing design and cost to ensure the cost plan of the project is managed accurately through the design stages
- the ability to understand market reports, interpret key information and tailor for the project
- knowledge of marketing strategies and construction delivery/phasing to ensure projects are maximised from a marketability and delivery perspective.
