Real Estate Development Mgr, Real Estate Development Management, Data Center Supply Solutions (EMEA)
DESCRIPTION
Data Centre Development Management throughout EMEA, for the worlds leading Cloud Services Provider, Amazon Web Services (AWS), is led by the Real Estate Development Management team from the AWS EMEA HQ in Dublin. The Snr Real Estate Development Manager (REDM) within AWS will assume accountable ownership of the Real Estate Development process from exchange of contracts on Development Agreements and/or Acquisition Agreements until completion of development works and incremental hand off to AWS stakeholders. You will collaborate closely with AWS experts in all disciplines supporting the process from sourcing and acquisition of real estate, through all development phases and activities to completion and hand off for operations.
Key job responsibilities
• Carry out a review of planning, density and massing potential of each acquisition. Consider scheme options to identify the most commercially advantageous scheme of development.,
• Consider the proposed master-plan, design, specification and environmental performance standards and incorporate the enhancements into the design brief.
• Ensure that appropriate legal, warranty and insurance structures are considered and put in place to accommodate both usual and potential financing, funding and disposition requirements
• Prepare Development Business Plans.
• Be fully informed & involved in all work-streams, and determine matters.
• Deal with the consideration of any requests/proposals for change and reject or escalate as necessary, and where appropriate arrange to promote and secure required approvals.
• Prepare Monthly Development Report's(MDR's), with a particular emphasis on Cost and Schedule, and proposed mitigation where negative.
• Produce a Final Development Report (FDR) with Lessons Learned scheduled and circulated for consideration of implications for ongoing and proposed developments.
• Develop partnerships with developers, public bodies and permitting authorities.
• Understand and provide for the technical requirements of internal stakeholder teams.
• Simultaneous management of multiple complex data centre developments.
BASIC QUALIFICATIONS
• 3rd Level Degree/Diploma in a relevant field and/or membership at an appropriate level of a relevant professional body. • Senior Level experience of working within and/or managing multi-disciplinary teams of property related development teams, incorporating Project Managers, Architects, Solicitors, Planners, QS's, Engineers, Property Consultants, Environmental Consultants, etc. • Fluent in the English Language. • Strong verbal and written communications skills. • Ability to work effectively across internal and external organizations. • Minimum 5 Years experience of Real Estate Development Management in a sector in Real Estate complexity • Demonstrable success at delivering large scale real estate developments
PREFERRED QUALIFICATIONS
• Data Centre Design, Construction and/or Project Management experience • Understanding of and experience in the Data Center industry • Experience with negotiation of agreements with statutory authorities for the zoning, permitting and delivery of real estate development • Strong knowledge of alternative real estate transaction approaches, structures, and best practices, related development processes, and commercial/industrial site selection Amazon is an equal opportunities employer.
