We are seeking an experienced Quantity Surveyor to support the commercial delivery of retail construction projects, including new store developments, refurbishments, roll-outs, and fit-outs. The PQS will play a key role in cost planning, procurement, contract administration, and financial management throughout all project stages.
The ideal candidate will be professionally trained (RICS), have proven track record in retail commercial cost management, be commercially astute, confident in client-facing environments, and passionate about developing others.
What you'll be doing
In this pivotal role, you will report to the Head of Cost Management and collaborate closely with a talented team. Your expertise will be crucial in managing costs effectively, ensuring our projects are delivered on time and within budget.
Some UK travel will be required to support with project delivery, as determined by the requirements by the business.
Key responsibilities
- Cost Planning & Estimation
- Prepare detailed cost plans, feasibility studies, and benchmark estimates at all design stages.
- Analyse drawings, specifications, and project requirements to produce accurate BOQs and cost reports.
- Provide value engineering advice to optimise project budgets without compromising quality or brand standards.
Procurement & Tendering

- Develop procurement strategies suitable for fast-paced retail programmes.
- Prepare tender documentation, issue tender packages, manage Q&A, and conduct commercial tender evaluations.
- Recommend preferred contractors and negotiate commercial terms to secure best value.
Contract Administration

- Draft and administer construction contracts (e.g., JCT, NEC, bespoke retail frameworks).
- Manage contract variations, compensation events, and change control processes.
- Prepare interim valuations, payment recommendations, and final accounts.
Financial Management

- Provide monthly cost reports, cashflow forecasts, and budget tracking to internal stakeholders.
- Identify commercial risks and propose mitigation strategies.
- Monitor contractor performance to ensure cost and programme compliance.
Stakeholder Coordination

- Collaborate closely with project managers, designers, architects, retail operations teams, and contractors.
- Attend design, progress, and client meetings, presenting commercial updates.
- Act as a trusted advisor to the client on all commercial and cost-related matters.
Compliance & Quality Assurance

- Ensure adherence to corporate governance, audit requirements, and industry standards.
- Maintain up-to-date knowledge of retail construction trends, cost movements, and supplier markets.
What you'll need to have (our must-haves)
- Chartered status or working toward MRICS.
- Proven PQS experience within the retail, commercial fit-out, or fast-track construction sector. Ideally 5 years plus minimum.
- Strong analytical, numerical, and commercial acumen.
- Excellent communication skills and the ability to work in a fast-paced, multi-project environment.
- Proficiency in cost management software and MS Office (particularly Excel).
- Experience with framework agreements or national roll-out programmes.
- Knowledge of sustainability, modern methods of construction, and lifecycle costing.
- Understanding of BIM and digital quantity surveying tools.
- Good knowledge of standard construction contracts (e.g., NEC, JCT, or industry-specific equivalents and particularly experience and knowledge of retail framework agreements developed from standard contract forms such as JCT.
- Excellent negotiation, communication, and client-facing skills.
- High level of numerical accuracy, analytical ability, and commercial awareness.
- Ability to work autonomously while contributing to wider business objectives.
It would be great if you also have
- Experience with sustainability initiatives in property development
- Knowledge of current market trends and regulations
- Degree in Quantity Surveying, Construction Cost Management, or related field.
