Job Description

As Europe's biggest airport and the UK's only hub, Heathrow also rents out 1.4m sqm of space to over 280 tenants - earning over £147m p.a. Managing the property portfolio well is essential for our airports' operation, as our customers (internal and external) depend on the availability and quality of our accommodation. You will become part of a high-performing team that handles terminal 2 and central terminal area Property assets, such as office space, desks, lounges, warehouses, and light industrial units. You will deal with a variety of tenants across a mixed-use portfolio in a complex operational and commercial environment with different internal and external needs for space.

Responsibilities

• Build relationships with customers in terminal-based assets, respond to their needs and enforce contracts where necessary.
• Enhance the income and long-term value of the terminal estate through active asset and estate management activity, including refurbishment.
• Undertake and oversee the whole process of lettings, lease renewals, rent reviews and other asset management activities.
• Financial and H&S reporting on the terminal estate performance.
• Managing the relationship with key terminal space stakeholders such as our Operational, Engineering, Baggage and Retail teams.
• Lead on critical terminal improvement projects to ensure property actions are captured and responded to accordingly.
• Work with internal and external stakeholders to ensure the safety and compliance of the Property estate.
• Works with Heathrow Engineering and third-party contractors to ensure the upkeep of the estate.
• Works with Heathrow Legal on process of negotiation, renewals and contract enforcement and Heathrow Finance on monthly finance reporting.

Qualifications

• MRICS/ARICS is of benefit with experience in a commercial landlord-tenant environment. Good knowledge of all commercial landlord-tenant legislation
• Excellent client management skills
• Excellent time management skills
• Good financial numeracy and experience of setting and managing complex budgets.
• A strong understanding of operational estates, contractual procedures, health and safety and experience of working with multi disciplinary technical teams.

Working Location

Our agile approach offers the opportunity to combine home working with meetings, events and training at the airport. All roles involve some on-site working each week, so you'll need to be based in the UK and within a commutable distance to Heathrow.
