Senior Pre-Contract Manager (EMEA)

The Senior Pre-Contract Manager is responsible for supporting the GC appointment from early-stage Development through to agreeing a Contract with a GC. The role holder will work closely with the wider construction and development team, alongside external consultants, to manage the expectations from the project teams and deliver the Pre-Contract stages of complex Projects and Campus Developments. She/He will work closely with the Pre-Contract Director.
Key Responsibilities
- Working with a team to manage the GC appointment from early-stage Development (Stage 2 and Stage 3 of the Stack Development Process) through to agreement of a Contract with a GC and the handover (at the end of Stage 4) to Construction
- Working alongside other functions, ensure that accurate and regular reporting informs the business of project status and progress during all pre-contract stages
- Supporting the development and executing of the pre-contract and procurement strategy
- Working with others to ensure that procurement and supply chain processes are established and delivered alongside being well monitored, maintained, and constantly improved.
- Apply his/her own strong sense of personal ownership for the successful and safe delivery process across all construction projects as well as his/her ability to personally demonstrate, engage and communicate with customers and other key stakeholders.
- Provide strong cross-function support via collaboration with the Design and Engineering, Construction, Operations, and Finance teams (e.g., feedback into Design, cost improvement, due diligence for future expansion plans etc).
- Implement KPIs and reporting formats so that the company has a complete view of all construction and expansion projects across the Region
- Contribute to a positive team culture through achievement of results, teamwork, development, accountability, competency, and professionalism
- Maintain knowledge of the industry and regional regulatory rules, requirements, and developments to ensure ongoing best practice and adherence
- Become a knowledge source and first call to internal stakeholders and STACK customers on pre-contract matters
Job practicalities / Skills
- 10+ years of experience delivering Project Management and Pre-Contract services on complex projects with multiple stakeholders in a fast-paced environment
- Bachelor's degree in construction/project management, Quantity Surveying or equivalent technical degree
- Significant and demonstrable experience delivering and leading pre-contract services on large/complex construction projects across Europe worth 50-100m+
- Providing project leadership, strategy and direction to large construction projects
- Experience in the procurement of large construction projects
- Significant and demonstrable experience in in all aspects of Pre-Construction activities (both leading and delivering) including PEP development, procurement strategies, project management, risk management, Change Management, and Negotiation
- Track record of setting delivery strategies and managing multiple project teams to achieve complex business and project requirements
- Understanding of the full life cycle of a project through experience of planning, development, construction, and maintenance phases
- Experience in supporting design development to deliver cost and schedule savings and drive overall project value
- Experience in supporting project management and design/architecture teams to ensure planned business outcomes are achieved
- Significant experience in successfully collaborating cross-functionally with teams in a fast-moving and dynamic business environment
- Ability to manage diverse stakeholders
