New Homes Manager

Fantastic opportunity to lead our New Homes sales team to deliver business targets working with our local network of residential offices. The successful person will be able to agree and deliver sales & marketing initiatives for all development sites. You are directly responsible for making sure they are on-brand, managing the client journey and supporting the team through results driven leadership.
Salary: Basic £30,000, Travel Allowance £6,000 + Commission structure on office and personal performance.

Key Responsibilities:
- Manage call outs to the new homes data-base and generate targeted viewings.
- Cross selling new homes sites across London.
- Call out on the general applicant data-base about specific new homes sites.
- Sell stock ahead of launch (Off-Plan Sales).
- Conduct off plan appointments / Carry out own viewings.
- Deliver a minimum of £300,000 personally invoiced sales per annum.
- Responsible for Trainee New Homes Consultants.
- Manage the Sales Team Manager.
- Launch new sites to market - agreeing a sales & marketing strategy making sure it is delivered on time and on brand.
- Regular visits to Offices - coaching / auditing / selling - new homes.
- Deliver an epic service to generate new and repeat business from existing clients.
- Provide pro-active weekly feedback to clients.
- Attend a monthly strategy meeting with clients.
- Challenge the Instructed sites and maintain their saleability.
- Help conduct pricing appraisals in designated territory.
Requirements & Skills:
- Proven track record, achieving personal annual exchanges in excess of £250k whilst taking on additional responsibilities.
- Proven track record in new homes at least 5 years experience.
- Understanding how developers and developments work.
- Ability to meet and manage developer clients.
- Fully competent in weekly client updates.
- Successfully managing a sales team with at least 5 years experience.
- Excellent time management and organisational skills.
- Flexible approach to workload and able to work under pressure.
- A 'positive' and 'nothing is too much trouble' attitude.
