As a Maintenance Manager in Livingston Distribution Centre, you'll lead a team of around 10 multi-skilled technicians covering HVAC, Electrical, Mechanical, Building, and Refrigeration. You'll work collaboratively with colleagues across Property and our trusted external contractors to deliver safe, efficient, and high-performing maintenance operations. You will be responsible for delivering outstanding standards across the estate, placing community, customer, and planet at the heart of everything you do. This role involves working cross‑functionally to drive performance, productivity, and continuous improvement.

You will be responsible for

- Driving effective problem-solving by identifying key issues and implementing practical, sustainable solutions.
- Managing team workload and capacity to ensure optimal performance and efficiency.
- Forecasting and managing budgets effectively, maintaining strong cost control.
- Overseeing contractor performance on site, ensuring high standards and right-first-time delivery.
- Collaborating across the business to co-develop solutions that are locally owned and implemented.
- Developing, leading, and coaching a high-performing team, empowering colleagues to reach their full potential.
- Using data and insights to inform strategic thinking and identify opportunities for improvement.
- Acting as a custodian of Health & Safety, ensuring a strong safety-first culture.
- Championing diversity and inclusion across the team and wider business.
- Delivering KPIs and driving improvement plans where targets are not met.
- Managing escalations effectively, ensuring timely and appropriate resolution.
- Ensuring full compliance with legal and regulatory standards, striving to exceed expectations.
- Representing the brand through consistent excellence in service, presentation, and work standards.
- Leading the team through the Maintenance Pathway to meet and exceed business requirements.
You will need
- Strong communication and stakeholder management skills, with the ability to influence at all levels
- Proven experience leading and developing diverse, remote teams
- Ability to build and maintain effective internal and external networks
- Highly analytical, with the capability to use data and insights to drive timely, informed decisions
- Strong financial acumen with experience managing budgets and controlling costs
- Proficient in systems and tools, including EAM and Microsoft Office 365
- Experienced in leading and embedding change within operational environments
- Skilled in problem-solving and root cause analysis, delivering sustainable solutions
- Strong influencing skills, with the ability to drive engagement and performance
- Previous technical and maintenance engineering experience
- Experience operating within a large-scale, remote facilities or maintenance environment
- Demonstrated success in operational leadership, particularly in people management and development
- Relevant technical qualification in HVAC, Electrical, Mechanical, Refrigeration, or Building Services (preferred)
