JOB PURPOSE

Coordinating Logistics asset management activities of real estate assets from acquisition to disposal in the UK. Devising and executing Asset Business Plans with investment program teams in order to mitigate risk and maximize return in line with requirements, to maximize net operating profit, asset growth and value whilst enhancing Investors, End-User, third party stakeholders and community satisfaction.

KEY DUTIES AND RESPONSIBILITIES
STRATEGY

  • To lead the sector asset management team within the region, working closely with the Program Team(s) and the appropriate Country Leader where necessary, to devise and agree the initial underwriting using Anaplan and Asset Business Plan of each asset.
  • To optimize asset growth by creating forecasts using cash flow models, builds 3-5 year strategic asset plans and the Annual Business Plan (budget) of the asset.

EXECUTION

The role holder is accountable for:

  • For creating underwritings for assets to be either acquired or developed and work together with the Transaction Team, Program Teams and Country Leadership to align and produce Asset Business Plans for such assets.
  • Efficiently onboard assets at acquisition using Yardi, produce Annual Business Plans and align and agree such plans with Program Team(s) and Country Leadership. This to ensure efficient execution to deliver an asset's agreed performance including NOI and cash-flow distribution.
  • Use discounted cash flow valuation methodology to analyse and refine forecasted asset management initiatives (rental terms negotiation, capex using Job cost, sustainability capex and related valuation impacts, etc..) to optimize asset's performance while optimizing asset costs.
  • During the execution phase, through thorough forecast using Anaplan, the role holder is able to anticipate, identify any highlight substantial deviations to the Annual Business Plan and propose measures including financial impacts to remedy deviations and implementing them.
  • Once approved by the Program Team during the ABP process, execute the annual Capital Expenditure plans required to enhance asset value and drive growth.
  • Ensure End-User and stakeholder's satisfaction and participation using Kingsley are improved year on year. Particularly ensure that Property Management, Leasing Management, Client Relationship Management, Community Management and Accounting are maintained to the highest possible standards.
  • Taking into account her/his knowledge of the specific market in which the asset is managed, produce a clear recommendation including financial impacts using Anaplan to hold, sell or fix the asset is provided in writing to the Program Team every year or more frequently if appropriate.
  • To ensure that sector knowledge, market intelligence and best practices are shared throughout the EMEA team and within the business.
  • Demonstrate use and strong desire to use latest technology to innovate in order to drive performance of the assets and of the company in general.
  • Strong knowledge of building development profit margin calculations using Excel and risks anticipation.
  • Using Dwellant or Yardi, ensure proper invoicing reconciliation and approvals in a timely manner.
  • Skilled Management of resources and people: demonstrate ability to engage internal and external stakeholders.
  • Supervising of analyst(s): ability to guide, train, engage, motivate and grow talents.

REPORTING

  • Focusing on data accuracy, to ensure that reporting is provided to relevant systems in place (Yardi/Go Analytics) in a timely, clear and concise manner as per the in-scope planning set by the programs. When required, communicate asset plans and outcome to the Program Team(s) and Investors.
  • To contribute, together with the Operations Team, to the improvement of the IOM and of the tools required to execute the underwriting under maximum efficiency and cost optimization. Facilitate adoption of standard reports wherever and whenever feasible.

COMPLIANCE

  • To oversee and manage risks and policies ensuring compliance with the Red Book and work together with the local finance team to ensure compliance with loan covenants where relevant.
  • Management of external property managers and overall responsibility of the required Programes' compliance to procedures in a timely manner for audit purposes
  • To ensure that appropriate procedures are in place in relation to Health, Safety and Security of personnel and assets.

QUALIFICATIONS

EDUCATION and EXPERIENCE

  • A relevant bachelor's degree (BA/BS) from university and relevant work experience possible as an exception.
  • Minimum 4 years of related (international) experience in the sector and/or training. Completion of best-in-class additional management-based training courses.

SKILLS

  • Ability to make effective and persuasive presentations on complex topics to investors, tenants, local stakeholders, team members and senior leadership.
  • Ability to write reports using clear and distinctive style.
  • Good communication skills in English both written and verbal; proficiency in additional regional languages desirable.
  • Ability to negotiate complex legal agreements with third parties.
  • Strong knowledge of financial asset and portfolio terms and principles.
  • Strong knowledge of complex business/financial data.
  • Strong Project Management skills to coordinate several stakeholders and meet with any projects requirements to full completion.
  • Excellent analytical skills for valuation methodology using Argus, cashflow modelling (IRR, NPV calculations) inc. debt & tax real estate impacts using Anaplan
  • Superior IT skills including Microsoft Word, Excel, Outlook, Power point, Cash flow modelling (Anaplan or other), Salesforce, Yardi, Argus and VTS
  • Organised, focused and good attention to detail.
  • Strong Management skills to grow and retain talents
