Job Purpose

The role will have responsibility for assisting the Property Management team across Scotland whose role is to acquire all property agreements that are required for the development, construction, and hand over at operation of Wind projects. The role will have responsibility for assisting with numerous projects that may be in different stages of their life cycle. This will involve taking the lead role for land referencing, drafting HOTs, assisting with property negotiations and production of agreements from site inception through financial close and construction and into generation. The role will also be responsible for assisting with planning and coordinating internal and external resources as required to secure the required agreements.

Organisational Context

Carry out Land Referencing to establish ownership structures and details

Assist with the production of Exclusivity, Heads of Terms, Option and Lease template documents

Negotiate appropriate terms which balance risk, quality and cost commensurate with the needs of the project

Assist to manage the property transaction process within the framework of the overall project program

Balance in-sourcing and out-sourcing of legal input to the property process to minimise costs

Produce draft documentation

Secure support as required.

Key Accountabilities

Provide support and advice to the Property Managers, New Site Managers and Development Project Managers to meet the needs of the Project

Assist with the delivery and secure negotiated property agreements within the commercial constraints of the project and enable the development, construction, and operation of all projects with a focus on reducing whole life costs.

Develop positive relationships with landowners, landowners' solicitors and agents to maintain existing opportunities and seek new opportunities through a network of contacts

Instruct and manage external solicitors and agents

Manage relationships with external solicitors and agents to ensure quality and control cost

Maintain an awareness of market rates, trends and influencing factors and devise a strategy to ensure RES's offering is competitive in the market and appropriate for the returns delivered.

Property support for transactions and closing projects including management of property due diligence

Maintain relationships internally with other property managers to ensure that best practice processes are developed appropriate to the lean business we are driving.

Knowledge you will have

Knowledge of property law and documentation.

Knowledge of option and lease documentation in the UK

Experience

Experience (practical or theory) in property acquisition & development and/or Landlord & Tenant

Qualifications

Experience (practical or theory) in property acquisition & development and/or Landlord & Tenant

Working towards or a graduate in a degree in property surveying, estates management or equivalent.
