Job Title Engineering Manager
Purpose Of The Job
The M&E manager will provide a prompt and efficient service which fully supports our customer's needs. To collaborate and cooperate with other engineers and the Help Desk, supporting compliance and efficiency on the contract. The engineer will also provide proactive, professional and focussed support with PPM and reactive maintenance. The successful candidate will also be responsible for maintaining accurate records and log books to meet with site audit requirements, including elogbooks system, client change control process.
Main Duties and Responsibilities
- Supervise and oversee all Engineering Facility Operations
- Establish and maintain relationships with supply partners as part of Third Party Contractor Management
- Liaise with the Contract Manager
- Statutory Compliance Audit Report
- Supervise and manage the M&E engineers to ensure all Statutory, Critical and Standard PPM's are carried out to agreed SoW.
- Monitor and analyse environmental conditions, review the loading and efficient working of equipment regularly
- Supervise and manage the completion of all reactive Helpdesk Request tasks ensuring closing and completion in line with SoW
- Respond to work interruptions, outages or emergencies.
- Attend Additional Works (AWR) review meetings
- Escalate urgent issues to the Contract Manager
- Work with Contract Manager to complete an incident report within 24 business hours of an incident, determining the root cause and action items required to restore availability and prevent a recurrence. Assist the Contract Manager in ensuring all actions are reviewed and documented when completed
ยง Assist with development and maintenance of site-specific standard operating procedures (BOS) for critical operations ensuring that this is reviewed and updated and in the Environmental, Health & Safety manual system for each location
- Diagnose and rectify faults in connection with all Building Services, Electrical, Mechanical and Air conditioning systems either through self-delivery or through liaison with external contractors to provide a prompt and efficient service. The position will involve electrical work, engineering work and maintenance, heating and ventilation works and servicing, mechanical installation; testing and inspection (to C&G 2391); fault finding and diagnosis on controls systems to a variety of facilities around the site.
- Liaise with customers on sites to ensure the needs of the site are met to a satisfactory standard.
- Work on a wide range of M+E Building services including but not limited to: Motors, Pumps, Air conditioning (Splits), Air Handing Plant (replacing filters and belts), Pressurization systems, Fan Coil Units (cleaning and changing filters), BMS System (Trend 963). Some basic carpentry, painting, decorating as required, handyman duties if required. Water treatment including de-scaling, temperature recording and flushing regimes; lifting and moving equipment, electrical distribution systems maintenance and M&E supplies/deliveries.
- To carry out and support planned preventative maintenance and reactive repair works to building fabric, mechanical & electrical services, A/C, plumbing and water hygiene tasks.
- To lead on electrical and mechanical Installation, air conditioning works and mechanical works such as changing valves, actuators, condensate pumps
- To actively identify and deal with fabric, mechanical and handyman tasks that requires attention around the site.
- To respond and rectify site emergencies mainly in normal work hours and occasionally outside of core hours.
- To be part of a call out team on a Rota basis
- To undertake and complete small installation, replacement and project works.
- Carry out routine maintenance, repairs to site mechanical equipment such as pumps & valves etc. Completion of documentation and maintenance records as directed
- Ensure that suitable spares and materials are always available to carry out both planned and unplanned maintenance. Maintaining tidy store rooms. Stock management and a good understanding of where parts are stored on sites
- To be able to diagnose faults on heating and ventilation systems. Complete emergency lighting tests and record results.
- Supervision and monitoring of sub-contractors works while they are on site. .
- To have a flexible approach to work and attendance, with a commitment to work as a team and individually as tasks require.
- At times to assist current M & E works as directed by the Technical Service Manager / FM
- Recognise and escalate possible issues that may result in further damage such as leaks, loss of power, fire risks and exposure to H&S non-compliance
- Possess computer skills and an understanding of BMS (Building Management Systems) Trend 963 system. To be able to interrogate and rectify mechanical & electrical faults which occur.
- Actively keep all relevant qualifications and memberships up to date.
- To be aware of and comply with the company and statutory requirements regarding health, safety, fire and hygiene
- To comply with company rules and regulations and provisions contained in the employment handbook
- Carry out any other reasonable management request
- Establish good working relationships with CBRE employees and sub-contractors
- Communicate with the Technical Service Manager regarding holiday/sickness cover. Assist when required to cover holiday/sickness
- To be able to see tasks through to the end communicating issues and timescales to the customer
- Collate information and prices to enable a quotation to be issued to our customers
- Audits of company log books
Skills/Qualifications
- Held a similar role previously
- Electrical Qualifications 18th Edition
- Experience of interfacing at all levels throughout an organisation
