We have created a fantastic, brand new opportunity for an experienced Facilities Director to join our Customer Operations team.
About our role
As Facilities Director (internally you'll be known as Customer Operations Facilities Director) you will lead a multi functional team to deliver a centralised operational and facilities management service, supporting our team across the Pegasus Homes portfolio which comprises residential block, rental and build to rent properties for later living.
You will draw upon your previous experience to ensure that the necessary infrastructure and support is in place to achieve and maintain high standards across all areas of building and facilities management.
You'll work within a team that supports the whole Customer Operations business working particularly closely with our staff who provide customer facing services and are ultimately responsible for compliance, site standards, budgets and customer engagement.
Working on a hybrid basis you'll be in our Winchester office / onsite 2-3 days per week with frequent travel across our portfolio of developments.
As our Facilities Director your core responsibilities will include:
Leadership and Team Management
- Oversee, coach and manage the team and provide leadership and innovative solutions relating to property and operational management
Contract & Supplier Management
- Develop and implement an effective strategy for procurement of hard and soft services across the portfolio
- Prepare and create work specifications, using technical knowledge and best market practices aligned with site strategies and O&Ms to deliver high standards consistently with demonstrable value for money.
- Oversee onboarding, compliance and performance monitoring of the supply chain
Utilities and Heat Networks
- To lead the management of Pegasus Homes heat networks.
- To oversee, using your own technical understanding, the operation of heat networks across the portfolio, to achieve efficiency and reliability.
- To oversee heat network metering and billing arrangements, performance and reporting with external agents.
- Develop and implement a strategy to ensure compliance with existing and new heat network regulatory requirements.
Health & Safety
- To take a lead role in establishing a strong health & safety culture across the team
- With the H&S Manager to take a lead role on developing and implementing our H&S and Fire Safety strategy, operational practices and associated policies and procedures
- Develop a framework for all property related statutory elements including health and safety, risk assessment and management of these and oversee the implementation and reporting of all audits.
- With others, responsible for building compliance for the portfolio, ensuring all documentation is kept up to date against both regulatory and statutory requirements and effective reporting is undertaken and delivered.
Portfolio Performance Management and Reporting
- To lead on portfolio reporting in relation to the activities undertaken by the Central Services team.
- Work with colleagues to ensure that budgets are suitable and sufficient.
- Report on progress and performance of the team to the Group Estates Director providing strategic recommendations for improvement where necessary.
About you
It is essential that you have extensive strategic and operational experience at a senior level in a multi-site facilities management or operations management environment preferably within the residential sector or comparable environment as well as a track record of success from an environment where customer experience is key.
You'll be self motivated, flexible and have a proven track record of delivery within a fast paced/rapidly changing environment.
Must haves:
- Strong technical knowledge of building and asset management including plant, fabric and soft services and be able to deliver detailed tenders, complex contract negotiations and troubleshoot technical issues and identify solutions.
- Exceptional leadership skills with a proven ability to manage and motivate a diverse team.
- Excellent project management skills with a successful track record in overseeing the creation and delivery of planned maintenance and major/capital works.
- Detailed knowledge of health & safety regulations, building standards and sustainability practices and be able to demonstrate its application in practice.
- Strong understanding and experience of working with business systems and software.
- Experience in interpreting and analysing data, preparing reports and plans (financial reporting, budgeting, works scheduling, workload allocation, performance planning).
- Ability to develop and implement policies, procedures, researching where required and demonstrating a working knowledge of relevant Landlord and Tenant Acts, RICS and ARMA guidelines, regulations and procedures, keeping informed of any updates, changes and best practice
Qualifications:
- Educated to degree level or equivalent and experienced in Facilities/Operation Management, Project Management, Asset Management or other relevant subject
- MRICS or BIFM qualified and have also completed IOSH or NEBOSH or equivalent
- A full driving license is essential
