As the Portfolio Manager, you are responsible for developing and executing the expansion strategy within the region. Exploring omnichannel growth opportunities, whilst managing and optimising the existing Real Estate portfolio. In this role, you need to have a strong understanding of the brand and future business needs as well as industry tendencies.
- Responsible for strategizing and driving omnichannel expansion (including franchise) to deliver growth and profitability within the region.
- Drive ongoing portfolio management to ensure elevated store experiences in line with the brand DNA, whilst leveraging all opportunities to secure a financially resilient portfolio. With the responsibility for overseeing all new store openings /relocations/ rebuilds/ and closures within selected markets.
- Lead/coordinate projects and key stakeholders within brand/markets, to deliver projects with quality and efficiency.
- Set and provide P&L and market KPIs, including sales projections, Profit, (omni) ROI, investment levels and multichannel analysis.
- Act as the main point of contact for expansion related matters in specific markets, ensuring all stakeholders are informed.
- Collaborate together with the Interior, construction and sales team to evaluate the viability of proposed business cases: location, layout, commerciality, rent conditions, operational efficiency, sales projections etc.
- Travel to verify new locations in line with overall expansion strategy, securing growth and expansion targets, aligning market strategy and portfolio actions.
- Represent COS as a strong brand ambassador when meeting all external partners, ensuring all stakeholders have good knowledge of the brand strategy.
- Seek out future business development, with retail and fashion industry trends in mind, and develop/adapt new ways of working to create sustainable growth.

What you need to succeed:
- At least 4 years working within the Retail property sector, however leasing experience within a Retailer is preferred.
- Experience working with external business partners is beneficial
- Strong Leadership skills
- Inspire and guide teams towards achieving strategic goals while effectively communicating and building strong relationships with all stakeholders.
- Proven organisational, analytical and decision making abilities
- Commercial mindset
- Willingness to travel up to 60%
- Ability to take initiative and work effectively as part of a team
