We are looking for an exceptional Estate Manager to lead the day-to-day operations of a large, high-profile mixed-use estate in Birmingham. This is an exciting opportunity for a dynamic property management professional to take ownership of a landmark destination and lead a high-performing on-site team.
The successful candidate will bring strong managing agent experience, a hands-on leadership style and a passion for delivering best-in-class service to occupiers, clients and visitors.

The Role
As Estate Manager, you will oversee the operational management of a large, multi-occupied mixed-use estate forming part of a wider 40-acre masterplan development.
Acting on behalf of the Landlord, you will ensure the estate operates safely, efficiently and to the highest possible standards, while delivering an exceptional customer and occupier experience.
This role requires a proactive and commercially aware individual who can balance operational excellence, financial performance and occupier engagement.

Estate Overview

- Large mixed-use estate within a 40+ acre masterplan development
- Multi-occupied asset combining commercial, leisure and residential uses
- Service Charge Budget: Circa £1.6 million
Your Team
You will lead and support an established on-site team including:

- Operations Manager
- Assistant Operations Manager
- Facilities Administrator
- Outsourced service partners including maintenance, security, cleaning and front-of-house teams
Key Relationships
The Estate Manager will work closely with a wide range of stakeholders including:
Internal

- Surveying teams
- Client Accounting teams
- Ashdown Phillips colleagues across the business

- Client/Landlord and their professional consultants
- Letting agents and marketing agencies
- Contract managers for security, cleaning, M&E and front-of-house services
- Health & Safety consultants and regulatory authorities
- Local Fire Brigade and H&S officers
- Occupiers, their consultants and fit-out contractors
Key Objectives

- Ensure full compliance with health & safety, environmental and security standards across the estate.
- Act as the visible leader and ambassador for the estate and the Ashdown Phillips team on site.
- Drive a high-performing, engaged and service-led culture across the estate team and service partners.
- Champion the "Dare to be Brilliant" mindset and embed exceptional customer service across all operations.
- Build strong relationships with occupiers, clients and stakeholders to support tenant satisfaction and retention.
- Manage budgets and service charge expenditure to ensure value for money while maintaining best-in-class standards.
- Support the client's asset management strategy and ensure the estate brand and presentation remain exceptional.
Key Responsibilities
Estate Operations

- Deliver the effective day-to-day management of estate services on behalf of the Landlord.
- Ensure all operations comply with statutory regulations, company policies and industry best practice.
- Identify opportunities to improve services, efficiency and occupier experience.
Financial Management

- Own the forecasting, monitoring and management of the £1.6m service charge budget.
- Ensure costs are appropriately allocated and managed within agreed limits.
- Provide accurate financial reporting as required.
Service Partner Management

- Develop strong working relationships with contractors and service partners.
- Monitor performance through KPIs and regular contract review meetings.
- Ensure consistent delivery of high service standards across all operational services.
Team Leadership

- Lead, motivate and develop the estate management team.
- Conduct regular operational and performance reviews.
- Identify training and development opportunities to support team growth.
Occupier Engagement
-
- Build strong relationships with occupiers and stakeholders across the estate.
- Respond effectively to queries and issues while maintaininghigh levels of service.
- Support occupier retention and engagement initiatives.
Marketing & Estate Identity

- Support the promotion and marketing of the estate where appropriate.
- Ensure the brand identity, presentation and overall look and feel of the estate are maintained to the highest standard.
Sustainability & ESG
-
- Identify and develop sustainability initiatives across the estate.
- Support environmental improvements and monitor performance against agreed targets.
Compliance & Building Services
-
- Work closely with the Operations Manager to ensure building systems and life safety systems are maintained and inspected in accordance with statutory requirements.
- Ensure all statutory compliance and operational obligations are met.

Essential Skills & Experience

- Significant experience within commercial property or estate management
- Managing Agent experience
- Experience managing large mixed-use or flagship estates
- Strong knowledge of health, safety and environmental legislation
- IOSH qualification (essential)
- Experience managing service partners such as M&E, security and cleaning contractors
- Strong financial and service charge management experience
- Excellent stakeholder and occupier relationship management
