Responsibilities

AY's Occupier Solutions UK Team acts for occupiers across the EMEA and APAC, managing a broad range of commercial property types. We combine experience and knowledge with innovation and creativity, handling national and international portfolios for a wide variety of clients. We are looking for an individual to join the team who ideally has experience of international transaction management at both a property and strategic portfolio level, day to day client relationship management, regular client reporting and working with multiple service lines to ensure delivery of client expectations.

• Support financial budgeting for both client and internal fee targets

• Close collaboration with other Avison Young service lines and external partners to ensure integrated client delivery

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Provide ongoing management of various international real estate transaction activities on behalf of a variety of our corporate clients and further developing those client relationships
  • Prepare, recommend, and implement portfolio-wide transaction strategies for clients as required
  • Implement real estate plans with an understanding of the client's strategic real estate goals. Define project initiation and scope, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
  • Coordinates field broker selection and other required resources, subject matter experts, and business partners. If necessary, facilitates client review and approval of proposed team resources for the purpose of transaction execution.
  • Drafts and creates a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.
  • Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
  • Coordinates the negotiation of sales through a field broker. Negotiates leases and lease amendments. Monitors lease expirations. Negotiates lease renewals within prescribed timeline. Locates and acquires new properties to meet client's requirements and timeline.
  • Works closely with Lease Administration, Project Management, Facility Management, Building Consultancy, Rating, Planning & Valuation, and Finance/Accounting teams to ensure integration between the service lines as required.
  • Closely tracks all transaction activity (commissionable and non-commissionable) and accounts for all savings results achieved on behalf of clients.
  • Be prepared to take a hands on approach to high profile and complicated transactions.
  • Ensuring the appropriate recommendation reports required at different stages of the process are prepared accurately and promptly, to include Business cases submitted for approval as part of the governance process.
  • Managing the negotiated transactions through solicitors' hands to ensure timely conclusion of all matters.
  • Participate in weekly, monthly and quarterly internal CBRE and external 3rd party/client meetings, both in person and via 'Teams'/'Zoom' calls.
  • Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

  • Mentors and coaches team members to further develop competencies.
  • Provides formal supervision to individual team members.
  • Leads by example and models behaviors that are consistent with the company's values.

PREFERRED QUALIFICATIONS

- Proven track record in large scale project driven workloads with experience of reporting to multiple internal and external stake holders.
- Verbal and written communication skills with a high level of attention to detail and an ability to manage people and operational functions.
- Real Estate negotiation and transaction management experience in Logistics
- Understanding of financial analysis techniques including discounted cash flow and capital budgeting
- Broad understanding of how to innovate in real estate services to optimize customer satisfaction and productivity
- Ability to proactively monitor and control various vendor relationships and external resources (
- Understanding real estate trends, best practices and the vendor marketplace
- Ability to work collaboratively and build strong relationships with customers/partners with the ability to invite input from these groups when determining what will work best for the business
- Ability to think strategically and holistically about business units' unique real estate needs
- Ability to understand and value different customer needs and provide tailored services where necessary
- Leadership capability and credibility with the ability to influence at all levels

Qualifications
