About us:

The Engineering Team at King's College London is responsible for all reactive, planned and statutory maintenance for all campuses. The Engineering Asset Manager will sit within the Engineering Services Team who manage asset, reactive and planned maintenance data.

About the role:

We are looking for an Asset Manager with expertise in planned maintenance, asset validation, CAFM (Computer-Aided Facilities Management), and SFG20 standards to join our team. In this role, you will be responsible for conducting asset surveys, validating asset information, utilising CAFM systems, and ensuring compliance with SFG20 maintenance guidelines. You will also support the creation and management of maintenance schedules, drive the accuracy of asset registers, and work closely with internal teams and external stakeholders to deliver high-quality asset management solutions.

  • Conduct comprehensive asset surveys to assess the condition, performance, and lifecycle of building systems, infrastructure, and equipment. Collate data onto a DIT sheet (Data Importing Tool.)
  • Validate asset data against physical assets to ensure accuracy, completeness, and compliance with internal records and systems.
  • Support the Engineering Asset Data Manager with uploading and updating asset registers on the CAFM system (Planon), ensuring that all asset information is accurate and up-to-date.
  • Work with the Engineering PPM Manager to ensure planned maintenance schedules are developed and implemented based on asset condition, industry standards, and compliance with SFG20 guidelines for best practice maintenance.
  • Perform routine audits and inspections of building systems and assets to identify maintenance needs, compliance gaps, and areas for improvement.
  • Work with the Heads of Campus Operations Engineering and Technical Compliance to monitor and report on key performance indicators (KPIs) for asset performance, maintenance effectiveness, and system compliance.
  • Work with the Heads of Campus Operations - Engineering and Asset Management to provide recommendations for asset upgrades, replacements, or improvements based on survey results and findings from CAFM data.
  • Work with the Engineering Services Manager to ensure proper record-keeping and documentation for all asset-related data and maintain a validation programme.
  • Provide BAU cover for the PPM Manager and/or Asset Data Manager when applicable.
  • Provide training and guidance to team members on best practices for asset management, SFG20, and CAFM system usage.

This is a full time post (35 Hours per week), and you will be offered an indefinite contract

About you:

To be successful in this role, we are looking for candidates to have the following skills and experience:

Essential criteria

1. Proven experience as an Asset Manager or similar role with a focus in planned maintenance and asset validation

2. Strong expertise in CAFM systems (ideally Planon) for managing asset documentation, and performance data

3. Good understanding of SFG20

4. Experience in validating asset data through inspections, ensuring alignment with CAFM records

5. Knowledge of building systems, asset life cycle management and planned preventative maintenance (PPMs)

6. Excellent attention to detail with the ability to identify discrepancies

7. Excellent communication skills (verbal and written) with the ability to liaise with clients, contractors and internal teams

8. Good understanding of compliance, health and safety standards and environmental considerations

Desirable criteria

1. Relevant qualifications in asset management, facilities management or a related field

2. Familiarity with maintenance standards or frameworks such as ISO

3. Experience working across a range of building types including residential and medical
