JOB SUMMARY

The Director, Mixed-Use Development (Europe, Middle East and Africa; EMEA) will be focused on the development of Marriott's branded residences portfolio in EMEA. Marriott's branded residential strategy is driven by the acquisition of license and management or franchise agreements with third-party owners/developers. This newly created position will report to the Regional Vice President, Mixed-Use Development, EMEA and will perform a critical role in assisting the RVP to identify and pursue new opportunities, assist with the negotiation process, and coordinate a multidisciplinary team involved in the review, approval and finalization of agreements for branded residences. When a project contains both a hotel and residential component, the residential developer will partner with the hotel developer as a co-deal executive. The hotel developer will negotiate the hotel component of the transaction, and the residential developer will negotiate the residential component of the transaction. When a project is a standalone branded residence, the residential developer will be responsible for the entire transaction.

CANDIDATE PROFILE

Education and Experience

  • Minimum 8 years of business development experience (ideally with hotel operators and/or consulting/advisory firms) in which candidate has demonstrated a track record of transactions and career advancement. Residential, hospitality and/or commercial real estate experience strongly preferred.
  • University degree in Real Estate, Hotel Administration, Business Administration or related discipline required. MBA/other advanced degree preferred but not required.
  • Fluent English (written/spoken) required.

Skills and Competencies

  • In-depth knowledge of and experience with hotel management agreements and/or branded residential license and management agreements with hotel operators and/or consulting advisory firms.
  • Strong understanding of project economics to owners/developers, purchasers, and operators; how condominium associations function, and real-estate finance and contract negotiation.
  • Prior success in and ability to foster new relationships and maintain existing relationships with key client contacts in the hotel/residential real estate sector across EMEA.
  • Proven ability to effectively interface with senior leadership, owners/developers, consultants, and internal support departments (particularly operations, legal, global design).
  • Demonstrated ability to effectively negotiate transactions, handle multiple projects on tight timelines, and manage internal resources efficiently.
  • Excellent inter-personal skills and capability of building lasting relationships and selling Marriott's residential brands and services to third parties. Strong communication skills (verbal, listening, writing).
  • Enthusiastic, energetic, proactive outlook and approach to professional life is essential. An ability to work in a team environment with a small but diverse team is critical. Mature, professional demeanor, capable of expressing confident, independent judgment is a must.

Core Activities

  • Identify, initiate, and analyze potential projects/owners/sites for branded residences. Work closely with regional hotel development team across EMEA to support mixed-use projects.
  • Deliver pitch presentations to "sell" Marriott residential brands, services and the benefits of branded residential projects (mixed-use and standalone) to owners/developers.
  • Source, screen, and progress all EMEA branded residential deals (managed and franchised) from sourcing to signing of LOI/MOUs to closing of definitive agreements.
  • Work closely with the global/regional residential operations and marketing/sales teams during deal negotiations and closings. Manage internal deal approval process with internal stakeholders.
  • Participate in global residential projects and initiatives. Work closely with other functional and divisional leads to provide support as needed.
  • If required, assist in the post-signing handover to the regional and local teams. Provide support as needed post-signing to legal and residential operations team as they review condominium documents, rental program agreements and sale and purchase agreements.
