Realty Income hiring a Director of International Investments who will be responsible to grow the European real estate portfolio by sourcing and executing opportunities throughout the European Union. This position will drive investment cases for opportunities to be considered by the Investment Committee. They will leverage their existing relationships and cultivate new relationships for sourcing investment potential. This is a hands-on role with responsibility to complete underwriting, due diligence, negotiation, investment research, for a variety property transactions. This position is a key role in shaping and growing Realty Income's European platform.

The responsibilities include, but are not limited to:

• Identify, analyze, and pursue real estate investment opportunities in the EU.
• Lead negotiations of deal terms and communication with counterparties.
• Coordinate and manage deals through the transaction life cycle.
• Present proposed transactions to the Investment Committee.
• Maintain relevant market knowledge and contacts to support the identification and analysis of investment opportunities,
• Model potential returns for prospective investments.
• Develop investment memorandums for presentation to the Investment Committee and/or the Board of Directors.
• Generate, maintain, and furnish periodic reports/industry tracking pieces reviewed by the senior executives.
• Approach the role with a positive attitude, a diligent work ethic, and a sense of ownership.
• Consistently operate as a team player, encouraging, empowering, and assisting other team members with the team's success as the primary focus.
• Other duties as assigned.

What we need from you:

• A minimum of 8+ years of real estate acquisition experience.
• Experience underwriting real estate transactions including corporate/entity-level deals, portfolios, and asset-level deals.
• Undergraduate degree with a focus on Real Estate, Business, Commerce, or Finance.
• Strong public speaking skills and sharp attention to detail.
• Requires a combination of business acumen and strong analytical skills.
• Excellent communication skills, combined with tenacity, drive, and a desire to succeed.
• A team player mentality that is focused on working with others to achieve a common goal.
• Fluency in English is essential, fluency with German and/or French is strong advantage.
• Proficiency with Microsoft Excel, Word, and PowerPoint.
