The Role

You will play a crucial role in delivering client alterations and building refurbishment projects, ensuring timely delivery, staying within budget, and maintaining high-quality standards. At The Office Group we pride ourselves on the quality finish and experience our clients have come to expect. Working closely with the Project Lead, you will also contribute to small capital projects and collaborate with other Project Managers and Senior Project Managers in the Design & Development Team for larger-scale projects, especially those involving pre-sales of new space.

In this role, you will be engaging with various teams throughout the organization on a daily basis. Your primary objective will be to align their visions and effectively communicate plans, timelines, and cost estimates to internal and external stakeholders.

Key Responsibilities:

  • Assisting in delivering the projects in line with agreed cost, time and quality targets to achieve The Office Group's business plan objective around revenue, void periods, sales velocity and building-wide resident satisfaction.
  • Managing tenant alterations and minor works packages across the network, from initial enquiry through to completion
  • Providing initial construction feasibility advice e.g. assessment of M&E systems, fire, security, Building Control implications etc.
  • Providing initial quotations, pricing and programme advice to various departments including Sales and Operations whilst optimising for commercial and cost-effective solutions for both the resident and for ongoing operations.
  • Setting up JCT contracts and undertaking project management of these through to handover.
  • Managing external contractors through feasibility, quoting, construction and handover processes.
  • Managing works within operational buildings, working closely with colleagues in the Operations Dept to minimise disruption.
  • Liaising with residents to incorporate their specific requirements - technical and aesthetic - to improve/personalise their space(s) - during or ahead of occupation.
  • Working closely with Design & Development colleagues to integrate tenant alterations into wider project delivery, often within the Day 1 (new building) Main Contractor's scope and programme.
  • Knowledge of existing/upcoming buildings, including understanding of different systems employed at each and their relative adaptability (e.g. reverberation control via suspended raft below building services versus via spray on soffit above services).
  • Monitor and report all enquires, quotes and alterations across network within the Project Tracker
  • Responsible for delivering on schemes of all sizes.
  • Providing accurate reporting of area in a timely manner to the Senior Project Manager.

Requirements

  • Minimum of 2-years' experience in a design or conctruction project management role
  • Technical expertise and knowledge of consRegulations
  • Excellent communication and presentation skills especially when facing clients
  • Ability to work efficiently under pressure, across multiple projects in a fast growing and dynamic business environment
  • Good business acumen and commercial understanding
  • Comfortable in a team environment
  • Design software familiarity, ideally including Revit and Autocad
  • Degree level educated or relevant accreditations preferrable
