Overview

An established high-end residential contractor is seeking an experienced Contracts Manager to oversee multiple luxury refurbishment projects across prime London locations. The role will involve full project lifecycle responsibility, ensuring programmes, budgets, quality and client expectations are consistently met to the highest standards.

This position suits a commercially aware construction professional with strong leadership skills and extensive experience within premium residential environments.

Key Responsibilities

• Oversee and manage multiple high-end residential projects simultaneously (typically £500k - £5m+)
• Lead site teams including Site Managers, subcontractors and suppliers
• Manage programmes, budgets, procurement and project delivery from pre-construction through to handover
• Ensure projects are delivered to exceptional quality standards in line with luxury client expectations
• Liaise with clients, architects, designers and consultants to ensure smooth project execution
• Review and manage contracts, variations, valuations and final accounts
• Monitor health & safety compliance across all sites
• Resolve project issues efficiently and maintain strong client relationships
• Report regularly on progress, cost and risk to senior management

Requirements

• Proven experience as a Contracts Manager within high-end / prime residential construction
• Strong background in refurbishment and new build luxury homes
• Excellent commercial and contractual knowledge
• Strong leadership and people management skills
• Ability to manage multiple projects in fast-paced environments
• High attention to detail and commitment to quality craftsmanship
• Excellent communication and client-facing ability
• Full UK driving licence

Desirable

• Trade or construction management background
• Experience working on listed buildings or complex refurbishments
• Relevant construction qualifications (HNC/HND/Degree or equivalent)
