About the Role

A well-established residential building contractor is seeking an experienced Contracts Manager to oversee multiple construction and refurbishment projects across London and the surrounding areas. Projects range from high-quality refurbishments to full new builds, typically valued up to £2m+.

This role is ideal for a commercially aware professional who enjoys taking ownership of projects, leading site teams and delivering high standards of workmanship and client service.

Key Responsibilities

• Manage multiple residential construction projects from pre-construction through to completion and handover
• Oversee Site Managers, subcontractors and suppliers to ensure smooth delivery on site
• Control project programmes, budgets, procurement and contract performance
• Review and manage contracts, variations, valuations and final accounts
• Maintain strong commercial control and accurate cost forecasting
• Liaise closely with clients, architects, consultants and design teams
• Ensure high quality standards are achieved across all projects
• Drive health & safety compliance and best practice on all sites
• Identify risks, resolve issues and maintain programme delivery
• Provide regular progress and financial reports to senior management

What We're Looking For

• Proven experience as a Contracts Manager or Project Manager within residential construction
• Strong background delivering refurbishments and/or new build housing projects
• Good commercial and contractual knowledge (JCT experience preferred)
• Strong leadership and team coordination skills
• Excellent organisation and problem-solving ability
• Confident client-facing communication skills
• Ability to manage multiple projects effectively
• Full UK driving licence preferred

Desirable

• Construction management or related qualification (HNC/HND/Degree)
• Trade or site management background
• Experience working on high-spec or bespoke residential properties
