The Commercial Director role is a leadership role within the EMEA Commercial Team, who are responsible for the commercial control and delivery of more than €1bn annual capex. The role will be responsible for the commercial leadership of numerous data center construction projects and teams across several EMEA regions. The role holder will manage several commercial teams and multiple consultants to deliver complex projects and will be responsible for optimizing construction costs, providing financial control, managing project commercial risks, and delivering effective reporting. He/She will work closely with the VP Commercial and other Commercial Directors and will have Senior Commercial Managers reporting to them.

Key Responsibilities

• Commercial Leadership of datacenter construction projects covering all aspects of pre-contract and post-contract activities including Costing, Contract Management and Administration, Quantity Surveying, Budget Development, Change Management, Risk Management and Negotiation
• Leadership of EMEA-wide commercial construction activities on projects, with the support of the wider commercial team and external consultants
• Leading on the reduction of cost of construction for all projects and designs to be delivered across EMEA
• Assist with setting and delivering commercial delivery strategies and managing multiple commercial project teams to achieve industry leading standards in value creation, safety, time scale and specification in multiple jurisdictions
• Develop and maintain budgets and master CAPEX models to accurately inform business decisions and support the planning and delivery of projects
• Ensure procurement and supply chain processes are delivered alongside being well monitored, maintained, and constantly improved
• Identify and leverage all opportunities for the strategic development and delivery of the various contracts, to deliver optimum commercial outcomes
• Provide leadership and strong cross-function support via collaboration with the Design and Engineering, Construction, Operations, and Finance teams
• Assist with the Implementation of KPl's and reporting formats so that the company has a complete view of all construction and expansion projects across EMEA
• Contribute to a positive team culture through achievement of results, teamwork, development, accountability, competency, and professionalism

Job practicalities / Skills

• Bachelor's degree in construction, surveying, finance or similar field
• 15+ years of experience delivering commercial management services on complex projects with multiple stakeholders in a fast-paced environment
• Director-level expertise in all aspects of Commercial Pre-Construction and Post-Construction activities
• Strong appreciation of time driven delivery
• Significant experience in the leadership of large/complex construction programs
• Demonstrable track record of setting commercial delivery strategies and managing commercial project teams on major construction projects
• Experience of leading design development on complex projects and working alongside and supporting project management
• Ability to manage diverse stakeholders
