Anchored by John Lewis and Marks & Spencer, The Mall is ranked as one of the top 30 shopping centres in the UK and includes Retail and Leisure parks as part of the overall offer.
Owned by clients of M&G Real Estate, The Mall performs extremely strongly within a highly focused asset management mandate for further long term investment and to seek opportunities to enhance value, retailer mix and further grow footfall and sales.
An exciting opportunity has arisen for the role of Centre Director to play a key role within the asset team and to implement challenging targets, apply best industry practice and act as overall asset ambassador
Role Purpose
The successful candidate must demonstrate exceptional abilities in leadership, analytical skills and building fundamental relationships with key stakeholders & retail occupiers. Commercial acumen is essential as well as the ability to influence strategic decision making and identify & contribute to opportunities for asset enhancement and business planning.
Significant neighbouring development is underway and the successful appointee will be expected to forge strong local and regional partnerships to achieve optimum overall benefit. The management team has access to a vast amount of trading data and this needs to be expertly interpreted and analysed to drive asset performance.
Overall, the candidate needs to demonstrate the ability to lead the centre team to meet challenging financial growth targets and to provide effective and efficient management of all operational requirements.
Key Responsibilities:
Leadership
- Lead and motivate a multi-disciplinary site team to deliver exceptional service and achieve agreed contractual KPI's
- Coach direct reports to enable them to maximise their performance and empower them to take ownership for decision making and outcomes
- Implement the annual Business Plan, working closely with the asset team to deliver all objectives ensuring KPI's are translated into actionable strategies across brand, marketing, relationships and community
- Work in partnership with service providers to ensure KPI's are met, standards of presentation are maintained, and service improvements are implemented as appropriate
Stakeholder Management
- Act as an ambassador for the Centre, develop meaningful relationships and network with key organisations and external community stakeholders
- Develop and foster a "partnership" approach with retailers and maintain regular liaison at all levels, working with them to enable them to meet their own financial and performance objectives
- Develop successful working relationships with the Client and other key stakeholders to ensure productive and effective working partnerships
- Participate in and influence local community matters for the benefit of the Centre through local chambers of commerce and other relevant bodies
Performance Management
- Lead the Centre in a continual program of discovery and insight to shape all areas of the business strategy
- Regularly monitor and report on material competition activity within the catchment area including any significant planning applications
- Work closely with the Asset Managers and Leasing Agents to ensure Centre data, consumer behaviour and relevant trends are considered within commercial decision making processes
- Contribute to letting and retailer mix strategy and facilitate enquiries from prospective occupiers and subsequent optimisation of retail fit out design
Financial Management
- Responsible for the management, preparation, interim review and reconciliation of the service charge including budget and expenditure reports to retailers, ensuring accordance with lease provisions, KPI's and industry best practice
- Regularly monitor, evaluate and report on the performance of the Centre through KPI's including turnover, retailer trading performance, footfall, etc
Environmental, Social and Governance (ESG)
- To execute the ESG strategy, promote well-being in the working environment and develop mutually beneficial relationships with the wider community
- Revew ESG opportunities and develop initiatives to optimise key areas including utilities, diversity & inclusion, community engagement, team wellbeing, retailer engagement and awards
- In line with the Clients' strategic plans, to support the delivery of general ESG and sustainability credentials including Green Building certification, Net Zero Carbon and EPC targets
Person Specification / Requirements
- Proven track record of developing and managing a high performing team
- Experience of delivering financial targets
- Ability to conduct data analysis, reasoning and synthesis; translated into meaningful interpretations and recommendations
- Proven ability to understand and interpret the local market environment and formulate business development plans accordingly
- Ability to work with a broad spectrum of internal and external contacts
- Experience of working within the retail industry
- IOSH or NEBOSH preferred
- Proven ability to communicate effectively in writing and presenting to a broad spectrum of internal and external stakeholders
