Associate or Senior Associate (6+PQE) - Real Estate I Commercial Property

JOB PURPOSE
We have an opportunity for an Associate and or Senior Associate to join the Real Estate practice, working on market leading Living Sector development and investment deals and hotel and leisure transactions.
The role will involve working across teams based in Glasgow and Edinburgh and will range from having a vital role in major projects to having your own independent transactions to take ownership of and demonstrate your management and client-facing skills. Some of the work you will be involved in includes:
- Acting for a number of well-known hotel owners, investors and operators in managing and expanding their portfolios in Scotland and beyond, including drafting and negotiating the Hotel Management Agreements and working alongside Robert Asher as part of our dedicated hospitality team
- Acting for lenders and funders to the hotel sector in Scotland and beyond in funding the acquisition of high-end luxury hotels and resorts
- Acting for developers building leading brand hotels, serviced apartments and student accommodation in our cities
- Being involved in 'high end' Build to Rent and Living Sector city centre development projects
- Being involved in mid-market, affordable Build to Rent and Living Sector developments
- Acting for the Universities and student accommodation Funds and operators in acquiring or leasing new purpose built student accommodation throughout Scotland
- Acting for developers building social housing for local authorities and Registered Social Landlords regenerating Scottish towns and cities delivering much needed affordable housing
- Acting for a number of well-known UK house builders on all aspects of residential development work
CORE TASKS
- Working with, and supported by, Helen Abrams and Robert Asher alongside other Senior Associates and Solicitors as part of the 'team' and working closely with our banking, planning and construction teams in particular
- Working as part of the bigger practice area 'team' on investment sales and acquisitions as a one team ethos
- Shaping commercial solutions to problems and helping deliver transactions on time
- Title examination and all aspects of site assembly for large often semi rural residential development sites as well as city centre development sites for hotels, serviced apartments and student accommodation
- Drafting and negotiating leases of student accommodation, hotel leases, retail and leisure leases
- Drafting, negotiating and implementing acquisition/sale contracts for operational student accommodation and operational hotels
- Drafting and negotiating hotel management agreements and all ancillary HMA documentation acting for both hotel owners, funders and operators
- Drafting and negotiating forward funding development agreements and land sale contracts for BTR sites and student accommodation deals
- Going on site visits whenever possible
- Harnessing IT to deliver our work as proficiently as possible

PERSON SPECIFICATION & SKILLS
- Completion of seat within commercial real estate is desirable
- Takes a pragmatic and commercial approach to transactions
- Interest and enthusiasm for the property industry
- Excellent attention to detail
- Strong written and oral communication skills for direct client contact and working with colleagues in other disciplines across the firm
- Communicates in a confident, clear and relaxed way and able to participate in business development objectives with clients and potential referrers
- Adapts style of communication appropriately when dealing with colleagues and clients
- Where appropriate takes responsibility for their own transactions and advice, subject to supervision
- Ability to deal with competing priorities and meet deadlines
- Shows understanding of clients' needs, and tailors advice appropriately
