BAM FM is recruiting an Assistant Contracts Manager to be based at Elmwood House, Bridgwater. This is a 3 month fixed term contract.

The role will support the Contracts Manager to ensure that the services provided are in accordance with the Service Agreement.

Your mission

Working closely with the Site Premises Officers and Helpdesk Team this post holder is responsible for the management, co-ordination and implementation of all works on site of a technical nature, including project works and maintenance activities of the sites building services, building fabrication and site equipment. The role requires monitoring of the Quality Management, Environmental and Health & Safety Systems and liaising directly with all sub-contractors attending each of the sites. There will be a requirement to deputise for the Facilities Manager in their absence and to work at other locations within the area to support other projects.
• Manage minor building works on site as required - utilising knowledge of Building Regulations
• Assist in the implementation of Quality Management, Environmental, Health and Safety systems and liaise directly with the Authority's Health and Safety representatives.
• Hard Services: Assist in managing the following services - mechanical and electrical services maintenance (reactive and planned), equipment testing and commissioning (statutory), building fabric maintenance, asset maintenance, utilities, ICT infrastructure maintenance
• Maintain and replace furniture, fixtures and equipment over the term of the contract (life cycle costing)
• Soft Services: Manage the following services- Cleaning, Catering, & Waste management, Security, Grounds Maintenance. Assist in managing Caretaking, and the Leisure centre facility.
• Responsibility for Health and Safety - compliance with legislative requirements in relation to health and safety and fire regulations.
• Contract auditing, ensuring that Best Practice and quality of service are being achieved.
• Reviewing and costing elements of change notices as required
• Ensure planned preventive maintenance and lifecycle programmes are up to date and meet the contract specification.
• Develop and maintain relationships with all the customer departments.
• Maintain accurate site contract administration files.
• Management and supervision of both on and off-site based BAM FM employees including appraisal, training, discipline.
• Be conversant with all statutory compliance processes and procedures.
• Ensure that all BAM FM policies, procedures and standards are in place and adhered too.

Who are we looking for?

• A proven track record of managing others
• Previous experience in hard & soft FM provision, including knowledge of Commercial Catering Operations
• Client relationships skills - experience of public sector culture
• An extensive background in operational management of building maintenance and mechanical and electrical services. Supported by the appropriate qualifications and/or corporate membership of a suitable professional institute.
• Strong interpersonal, customer relationship and organisational skills
• The ability to manage several projects ongoing, and be self-motivated with a proactive approach
• Knowledge of new technologies relating to the support services - such as telecommunications, security systems, office services, building management systems, IT software, energy management
• IT Literate and proficient in the use of Microsoft Office packages.
• Demonstrable understanding of Health and Safety including CDM Regulations Experience of working to BSI accredited Management Systems including but not limited to Environmental Management and Quality Management
• Financial and Contract Management on P&Ls and Cost planning.
• Full UK Driving License
• ILM Level 3 Facilities Management, ILM Level 3 First line Management or demonstrable equivalent experience
• IOSH Managing Safely.
