King's College London's Directorate of Estates & Facilities is responsible for managing and developing the university's diverse estate across five central London campuses, sport grounds and residences. With more than 100 buildings ranging from historic 18th-century landmarks to modern, purpose-built facilities, the directorate ensures that King's provides high-quality, safe and accessible spaces for teaching, research, student life and community activity.

The FM Asset Management team identifies, understands, and manages building systems across the estate to develop integrated whole-lifecycle replacement plans, embed decarbonisation, and oversee programmes at a strategic level to ensure resilience, compliance, and long-term values.

About the role:

The Assistant Asset Manager Fabric Services supports the management and maintenance of King's College London (KCL) Built Environment. This role helps ensure the safety of students, staff, and the public, while contributing to the preservation and enhancement of the historic legacy of the estates for future generations.

  • Assist in ensuring legal and statutory compliance across KCL's built environment.
  • Support oversight of fixed life safety systems (e.g., fire doors, staircases).
  • Contribute to audits and maintenance reviews aligned with safety and decarbonisation strategies.
  • Assist in coordinating capital and engineering projects.
  • Ensure alignment with estate strategy during design, commissioning, and handover.
  • Help maintain and update documentation, specifications, and policies.
  • Communicate effectively with stakeholders and support smooth estate operations.
  • Contribute to strategic planning and continuous improvement initiatives.
  • Ensure completion of all mandated Health & Safety training, including eLearning modules, within required timeframes to maintain compliance with statutory and organisational standards.

Building Maintenance Support:

Assist in ensuring KCL complies with legal and statutory obligations related to building maintenance. Support the management and maintenance of KCL's Built Environment across all properties and spaces.

Maintenance Standards Development:

Assist in the development of standards for external building maintenance, with a focus on roofing systems. Help maintain material specifications for both internal and external building envelopes.

Historic Estate Portfolio Support:

Provide support in the management of the Historic Estate Portfolio. Help identify and propose specialist contractors and consultants for estate management and restoration.

Life Safety Systems Compliance:

Provide support in the guidance of fixed life safety systems (e.g., fire doors, staircases).

Lifecycle and Maintenance Strategy Support:

Support lifecycle audits and maintenance reviews as part of the combined Estate asset and decarbonisation strategy. Assist in the coordination of Capital Projects and Engineering campus projects, ensuring alignment with Estate Strategy during design, commissioning, and handover stages.

Estate Operations Support:

Assist in managing processes across the KCL estate to ensure smooth operations.

Strategic Planning & Development Support:

Contribute to the development and refinement of KCL's Built Environment strategic plan, aligning with the college's goals (e.g., decarbonisation, historic preservation, and building longevity). Help coordinate and schedule works related to the Asset Team.

Fault Finding and Maintenance Audits:

Assist in undertaking fault-finding, reactive, and planned maintenance audits for all KCL properties under occupation and control.

Contractor and Team Support:

Support the management and review of contractor performance, ensuring policies and procedures are followed. Assist with monitoring team member progress and ensuring high-quality work.

Documentation and Policies Support:

Help maintain and update documentation, policies, procedures, and specifications for built assets.

Operational Support:

Provide support on fabric operation maintenance, repair, and replacement, including material selection and improvements as required. Help facilitate training and knowledge sharing within the Estates and Facilities teams regarding historic buildings.

Construction and Maintenance Expertise Support:

Provide support for the design, material selection, and maintenance processes, assisting with the overall enhancement of the user experience and life cycle cost improvements.

Stakeholder Engagement and Communication Support:

Help communicate with stakeholders and management, ensuring timely updates and the smooth flow of information. Assist in identifying opportunities to improve client satisfaction and maintain strong relationships.

Policy and Standards Support:

Assist in the creation and updating of procedures, policies, and standards to meet the evolving needs of the Estates team.

Emerging Industry Practices Support:

Stay informed of industry trends and emerging practices, assisting in sharing knowledge and best practices across the team.

This is a full time (35 hours per week), and you will be offered an indefinite contract

About you:

To be successful in this role, we are looking for candidates to have the following skills and experience:

Essential criteria

1. NVQ Level 3 or equivalent in a relevant discipline (e.g. Building Services, Construction, Facilities Management or Engineering)

2. IOSH Managing Safely or equivalent

3. Excellent compute skills using Microsoft Office and particularly Microsoft Excel

4. Excellent organisational and communication skills both oral and written, including an ability to write technical and non-technical papers including survey reports as required

5. Knowledge of building maintenance, including external and historic estate management

6. Ability to collaborate with teams and stakeholders to achieve operational goals

7. Understanding of life safety systems, lifecycle audits, and decarbonisation strategies

8. Ability to support the management of budgets, resources and schedules effectively

Desirable criteria

1. HNC/HND of Foundation Degree in Building Surveying, Construction Management or Estates Management

2. NEBOSH

3. Previous experience in supporting building maintenance or facilities management
