About the role:
Reporting to the Managing Director of Housing Operations, you will provide leadership to the asset management and compliance team, lead and deliver against our Asset Management Strategy, ensuring that the high quality and energy efficiency of Sage's homes are preserved through the development and implementation of an appropriate strategy.
You will be responsible for ensuring that the homes within Sage portfolio comply with all statutory and regulatory requirements, and that all works and services carried out to achieve that comply with all relevant safety legislation. Areas under your responsibility will include but not be limited to all property compliance across our homes and communal areas, the operational management of our planned and responsive repairs, voids and maintenance service (including managing a direct labour team) and liaison with our Aftercare team and development partners to maintain homes during the Aftercare period.
Your focus will be on driving a positive customer experience that delivers excellent value for money and minimises costs. In this position you will be accountable for maintaining accurate records of all assets, driving the quality timeliness and efficiency of all maintenance and repairs and ensuring compliance with legal requirements and company policies and regulations. You will have accountability for the safety of Sage's homes and ensuring contractors and third party managing agents meet the highest professional standards.
You will drive outstanding operational performance and quality throughout our asset management services and seek to enhance existing and future third-party partnerships and internal resources to benefit both Sage Homes and our customers. You will ensure our contactors and operatives operate in accordance with Sage Homes values and deliver outstanding services to our customers.
Responsibilities include
- Ensure that all properties within the Sage portfolio meet all statutory and regulatory requirements
- Lead the operational management of the Asset Management and Compliance Teams ensuring the delivery of a quality compliance, property maintenance and repairs service that demonstrate value for money and provides excellent customer service.
- Develop, lead and deliver efficiencies and operational improvements across responsive, planned and cyclical maintenance and void repairs to ensure KPIs and business objectives are achieved.
- Deliver a customer focused repairs and maintenance function (including both contractors and a direct labour team), ensuring key targets are delivered, the repairs team operate within budget and that a quality service is delivered to our customers.
- Monitor and manage third party supplier relationships, develop and manage all internal resources, including an internal direct labour team.
- Ensure Sage Homes adheres to legal and ethical standards and complies with
- industry regulations and internal policies, reporting to the board on compliance status of customer homes.
- Use the improvements achieved in the Aftercare team to drive consistency into the approach to the ongoing management and delivery of repairs and maintenance across the Sage Homes portfolio.
- Focus on improved efficiency and value for money in every process or system or action.
- Develop and implement effective processes to ensure void properties are made available for letting as quickly as possible, in line with our voids standard and that customers have high levels of satisfaction with their new home.
- Bring external knowledge and awareness of regulation and legislation governing Repairs and Void services.
- Lead the delivery against ESG and carbon reduction targets to meet housing sector expectations to reduce greenhouse gas emissions from residential buildings.
- Prepare detailed written reports and presentations for Leadership Team and Board Committees
- Manage departmental budgets, costs and lead of cost recovery with developers, contractors and customers.
About you
- Significant experience in asset management and operational leadership of property services and compliance.
- Knowledge and experience at a senior role within the residential development environment and the nuances associated with Affordable Housing.
- Experience of identifying areas for improvement and tracking these through to fruition - tech savvy.
- A confident communicator, you will be comfortable discussing performance drivers with board members and shareholders, holding management companies to account, having difficult conversations whilst maintaining relationships.
- Organised and efficient with your time and self-manage, whilst being comfortable asking for help or guidance when you need it.
- You are self-driven, accountable and embrace change and opportunity.
- Pro-active and take a creative approach to relationship-building and problem solving.
- You are decisive whilst working at a quick pace.
- Have a natural customer focus, and it is a consideration in all that you do.
- Self-assured and tenacious as a lot of what you will be doing will be following up with colleagues and/or third parties such as management companies or developers.
- A full UK Driving License and access to a vehicle for business purposes.
Qualifications:
- A higher education qualification (e.g., Degree) or substantial relevant experience.
- Membership in a professional organisation such as RICS, CIOB, or CABE is preferred.
